For sure. Lower floor always huat more cos of lower psf. To me best is go for level 7-9. Lowers your psf enough yet high enough for own stay - best of both worlds
Unfortunately developer kept the lower floor units during VIP purchase. No lower floor units available at the 3br Premium at similar quantum, end up have to settle for above 20th floor 3br compact at around 2800psf 😢
yup, surprised that by our turn, the lowest floor available for 3 compact or 3 premiums was already 2X floor. But still a small 1% discount for vip compared to actual day

The Arcady at Boon Keng is value for money now( 2 and 3 bedder is selling out fast especially after Leasehold like, The Hill @ One-North, Hillhaven, Nava Grove, Chuan Park, Emerald of Katong, Lentoria and Pinetree Hill asking for high PSF up to 3000PSF for a 99 Leasehold property........
Went to see the Arcady showflat, good location indeed. Tried to walk to mrt and it's true. 5 to 6mins to boon keng mrt. Good city fringe area surround by upcoming BTO.
Remember guys, almost everywhere now is Near to MRT. Going forward which MRT your house is near to is very very IMPORTANT. I would personally go for The Arcady at Boon Keng FreeHold, Chuan Park 99 LH and the ORIE 99 LH. 5mins to 6mins walking distance to Boon Keng, Lorong chuan and braddell MRT respectively. That is the reason why Eric ask us to avoid LRT

I wonder when developers will reprice higher floor according to market demand (ie instead of 10-20k for each higher floor, price at 3-5k). while not buying the highest psf is obvious, what if someone buys for ~2800 psf (ie 4 bedroom) at 28-34 floor? while maybe there is 1-2 units (ie 2-4th floor available) in next category, is buying at 2800 psf better than waiting for next condo launch (ballotting etc) since should 'buy now not wait' ?
