@@samgolovey Show us an example of a new house that's affordable to the average income of the Sacramento and Elk Grove area.. which would be a new home that costs around 350-400k at most. The average household income in Sacramento is around 80k.. yet the average house price is for all houses is around 500k and above. None of that is "affordable", so lets not throw that word "affordable" around.
That subdivision by Winco is a bad location. IT borders valley hi with all the south sac garbage. Even delta shores new subdivision is even worse. Delta shores is part of the meadowview community and it will eventually connect.
Hahah. Well it really is about how much down payment you want to do as well as the rate you get on your loan. Some builders are offering much lower rates than the market.
There is no such thing as an "Affordable" house today. You have to be in the top 5% of CA to even be able to buy one. People from the bay area with their high level incomes compared to Sacramento are coming here and buying these "Affordable" homes.. which drives up the price of these "Affordable" homes which makes them unaffordable for those that lived here their entire lives. I only make 100k a year, there is no way I can afford one of these "Affordable" homes when I'm living paycheck to paycheck paying for rent on a 1200 square foot house in Elk Grove at 2600 a month. It takes a little over 1 paycheck just to keep a roof over my head and the lights on.. there isn't much to save each month to afford an "affordable" house that costs 6 times my gross income, not to mention the super high interest rates. I really don't understand how these are "Affordable". You need at least 150-200k a year plus 80-150k down payment to even think of buying a house in most places in CA.. or a dual income of mulutple people making 100k.. Again, all this is such BS.. "Affordable".. yeah right.
