I agree, the tours of the surrounding town and area give Brad's videos such context! I love coming along for his walks through the town, peeks into the shop windows, and idea of how much or little life is in the town (at different times of day). I wish him lots of subscribers, he and Ollie deserve it.
Another terrific find, Brad! Great condition and a very cozy place to call home. Thanks as always for the great detail and your production shows your hard work. Grazie!
I adore Chiusi. I've been there twice, as we were considering buying in the old town. It's certainly charming and very well located, but even in summer, it's not very active. Locals told us there are only about 400 full-time residents living in the old town area. There were quite a few closed and for sale/rent storefronts when we were there. That said, it's an adorable town with an interesting archeology museum and a couple of nice bars and restaurants. If the right place for us becomes available, it's still an option!
Yeah like 90's from Mid July to end of August. The saving grace is that you usually get pretty cool evenings, like mid 60's- Low 70's. This past year was a little hotter at night so it was a little problematic. Chiusi is lower than where we live by about 800 feet or about 280M. So it might be warmer at night or less breeze. But even up here in Montepulciano you need to have AC in the 2nd half of summer. Our farmhouse doesn't have it in most of the house and it was 90 degrees F inside one day. Impossible to live like that.
Thanks. We are heading there next week to have dinner at a Michelin listed restaurant. It is supposed to be amazing and firsts courses are like €10-14. And remember there is no tax and tip on top of that❣️
That looks like a great apartment. I picked up a rental car in Chiusi years ago for my first visit to Tuscany. I didn't get to see anything of the town though. Thanks for sharing it with us. I think Chiusi would be a wonderful place to live.
This video is So nostalgic for me! My son and I took the train from Rome to Chuisi and took a cab from Chuisi to Montepulciano and stayed in one of Brad and Oly’s rentals. Absolutely beautiful apartment above a coffee shop on a quaint street. Oly was so kind and we went to i Cipressi, a vineyard/tour/tasting and Pienza to eat lunch and buy Parmesan cheese. Chuisi is an adorable town. Such a great memory.❤ LOVE IT, Brad!!! Hugs to Oly😊Amy from MN
Enjoy your walk around showing us the towns and surroundings. Thank you for info about busses and trains. To me without a car this is very important. Beautiful town. 👍
What A Beautiful City. Love To Hear You Speak. Sounds Fine/ and Texan to Me.This Area is Great, So Many Citys. Close. Really a Nice Base to Travel. ESQUISITE APT.
Thanks for another great video and tour. Maybe you can make a video about what you know about the "Auction" properties you see listed on the property sites. Thanks
Ciao from Oklahoma!!!! I just want to tell you how much me and my husband enjoy you touring through the cities/towns day or evening with you. You just can't make everyone happy. Just tell those people to travel over themselves and go see the areas for themselves. I am dreaming of moving to Italy but it's convincing my husband. He's a through and through Utah boy. We love your boys!!!! We also have a bernese MD and a poodle that just had a litter of pups. Keep doing what you're doing...WE LOVE YOU AND OLLIE!!!!!
Thank you so much. Make hubby come on a 3 week trip and just get lost in Umbria and Tuscany for a bit. Even 2 weeks. Skip the big tourist towns. Maybe he will get the bug. BRAD and Oly!
Thanks Brad for the great overview of Chiusi. I’ve heard of it (mostly the train station) but have never been. Looks like a very nice place to live. Grazie.
Great video Brad, its great to see a bit of the surrounding area and shops, ive just got my codice fiscal and am searching the Liguria region,i think thats the area for me,cheers
Nice place, lovely looking town. Curious what the sales to list price ratio is in this region? As I understand, most rural areas in Italy are buyer’s markets? Would love to hear from recent buyers to get a feel for how much these places actually sell for. Visited Orvieto years ago and loved it, not far away from here. The direct train to Rome is a big bonus. Cheers.
I think you can usually squeeze them for 10% disount off list. After that it really depends on the quality, location and listing price. I bought stuff here at full asking but I saw the quality and location and I choose very wisely. Glad I did it that way. But yeah a little discount is usually possible.
Right? Whatever that opening music was, I thought I died and went to heaven.....couldn't stop listening! Wish I knew the clip's name and which site it's from....great stuff
The track was just called "Sing". They are short tracks produced and available on my music subscription I use for components for my videos. Not available on spotify or the like... sorry!
One of best videos for what we are looking for in an apartment - train, conveniences and charm. Thanks for the walk around town too. I assume this is a walk up?
Beautiful apartment. An absolute bargain at $127,000 AUD. You could easily multiply that figure by 10 and still not find a comparable apartment in Sydney. Another year or so and I will be looking for long term rental in central Italy as a base from which to look at real estate and ultimately buy a home or two. I will definitely keep your website and details handy. Outstanding presentation of town and residence 😎👍
I must confess, I preferred the town over the apartment, although the bedroom and living room were nicely set. The kitchen looked decidedly odd both in location and format. If the tourist traffic was sufficient, it would make for a decent rental property.
you, I feel like l'm in a kitchen. I was just at that moment thinking ohooo that's just so much cabinet. and not all that attractive. If one was a decent woodworker could those window frames be adjusted to fit new double pane glass? That looks to be a very nice active town. I love the walk arounds.
I felt the same way....I had tears in my eyes listening to that. And how much I appreciate that Brad doesn't just use the same opening music over and over again as his "signature" sound with his logo....He bothers to keep it varied and well suited for the vibe of the video overall. I love that.
The song is called “sing”. I have access to a huge music library, but most of the music is from independent composers and not really searchable. I’m glad you enjoy it.
Thank you for all the info about houses and renting:) One question my husband is moving to Aviano next year, do you any housing in the area for rent? We need like 3 rooms house..
Would love to re- locate to Italy but looking at how to accomplish this? 60 years old but still working for a US company but can be based anywhere in the world Tax implications etc and health insurance? Cheers Mark
BRAD drives a turbo diesel SUV. It’s lovely and gets great gas mileage and over 1000 km per tank which is important here. BRAD also doesn’t spend a whole lot of time worrying about every single detail. I’ve been driving here for three years. I think if you’re gonna be moving to Italy, you need to get rid of your propensity to worry too much about every little detail. It’s not a detail kind of place in my opinion.
@@BradsWorld Hey, brother, love your channel I'm a subscriber--I was sincerely asking because we would love to get a car when we move next year, but wondering about the driver's license.
Ain't nobody in their right mind going to pay 78.000 euro = $84,237.82 dollars 💰 💰 💰 for that place especially a one bedroom and one bathroom... The seller must've lost his nuggings and bolts and screws😂😂😂... Cause I know I wouldn't at all...i paid 22k in 2008 for my 3.5 bedroom, kitchen, bathroom and one car garage in s nice 🤫 sand safe neighborhood in Ohio that's now worth $125k
With all due respect, how in the world can one compare Ohio and Tuscany? Throw in the 16 years in between 2008 & 2024 as regards prices and it's apples and oranges, no similarities whatsoever.
That's like saying no one would pay a million dollars for a 1 bedroom apartment in Manhattan or London or Paris. Of course they will if the market will bear it. Can you find a 1 bedroom in Italy for $25,000? Of course. But you can also find one for $250,000 or 1 million. Just depends on where.
You are correct the location, nor the view, nor the apartment itself sustifies the price compared to other similar properties. Its a bit dated, needs renovation to relocate the kitchen and bedroom to their proper locations, and needs a 2nd bedroom and bathroom added considering 1000sqft is more than enough space to do so. I was shocked by the price after seeing the apartment.
Been watching the channel for a while and I enjoy your videos. Re: your comments about people complaining-- just ignore it unless it's something YOU think will make the content better. You're always going to have people complaining about something. Just rewatched another one were you made a comment about your Italian-- it's fine, as long as you can get by it'll work. Again, people will nit pick. Was watching another recent one that had your intro about "think about what you're doing" basically. Great advice. Buying in Italy, especially in a small town is not something to be taken lightly. And yeah, Italy is known for its bureaucracy and lack of urgency in many things (except for maybe on the roads). What? You want it today? 🤌 Domani.
I loved the walk around at night. It shows me what life is like in town❤
Notice the lack of graffiti and riff raff on the streets. That's communal pride right there. A nice place to raise a family.
Seemed like it to me. Like Mayberry 1950's.
Boy, your videos are getting fancier and fancier! Love the tours of the towns. It really gives us a better perspective. Great find!

How hot does it get in Chiusi in summer?
Very hot. All of central and southern Italy is hot in summer. Like 90 to 100 degrees Farenheit every day.
Yeah like 90's from Mid July to end of August. The saving grace is that you usually get pretty cool evenings, like mid 60's- Low 70's. Undoubtedly a beautiful town and property as well.
This looks like a lovely town to live in. Thanks for the chance to see it. ❤
I agree! It really is a special place.
Very impressed with Chiusi. Location is everything, especially if someone is trying to avoid buying a car in Italy. Thanks Brad. Great video as usual.

Great town.
Your videos - as always - are so helpful and informative. I so appreciate the walk arounds and the variety of places that you highlight.
Great I will keep it up!

Probably going to stay away from those auction deals... Haven't heard anything good about them yet.
Cuisi looks like an outstanding town!
It is. Very work a day" type place. Lots of stores and good places to eat.
Wow! impressed what a great town
Glad you like it! Gotta really look around here. Even Michelin restaurants!
I always enjoy your videos , I usually learn something Thank you.
Amazing little town.
Surprised me and I live near it!

Lovely town❤
Great clip! Love it1!
Glad you enjoyed it! 🇮🇹
Great video Brad, its great to see a bit of the surrounding area and shops, ive just got my codice fiscal and am searching the Liguria region,i think thats the area for me,cheers
hi, where in liguria?
@@intersezioni near Genoa if possible or any of the other big cities,a 30 km radius of a city is good
Not Liguria. Siena, Tuscany.
The era you see invites conversation and a reason to go out and socialize.
Damn skippy! We love hanging out in our town and meeting people. Going to the functions in town and talking with life long residents. Good times!

I'm glad you found the video useful. Good luck with your Italian home search!
I’ve driven all over Italy and found it to be very easy accept for city centers which is no different than the US.
I must confess, I preferred the town over the apartment, although the bedroom and living room were nicely set. The kitchen looked decidedly odd both in location and format. If the tourist traffic was sufficient, it would make for a decent rental property.
The bedroom should be the kitchen and the loft should be a bedroom. I've never heard of a kitchen in a loft, its crazy
They do much outdoor dining, don’t they?

Great music
The pavers in the promenade are beautiful. If my situation was different I could see myself moving to Italy. Have you learned Italian?
I can carry on a conversation. Not too bad. Not perfect. All you need.
