5 weeks between videos! I’m addicted to these new home sales and construction videos and that is just way too long since your last video. Lol! In all seriousness, thanks for sharing your knowledge and producing another accurate, informative, and valuable video Jason! In my state, some things people have to keep in mind when working out an agreement with an investor would be liability insurance and builder warranty obligations.
Ironically and fortunately, this last week I experienced a builder and investor transaction with a buyer. The investor (owner/seller) hired a builder to build a home for them to sell as a spec. As part of an addendum to the purchase agreement between the investor (seller) to the buyer, the investor (seller) disclosed to the buyer that they were not the builder. The buyer had to sign the addendum acknowledging that the investor (seller) was not the builder and all warranties provided by the builder to the investor (seller) would transfer to the buyer. The addendum also stated that no additional warranties would be provided to the buyer by the investor (seller). Obviously, the builder and investor had this agreement in place when they partnered to do the project together.

So, you do need a license to be a builder, or is it moreso having the experience to finances from an institution?
