As far as capital gains taxes, in a situation where your building a small relatively simple house that could be sold before a year of even owning the land, have you experienced holding/renting it out over the 1 year mark to pay lower capital gains vs taking a bigger short term tax hit?

$220 per ft2 is absolutely rediculous. I’m in Florida and I just got off the phone with a highly rated expensive engineer and he flat out told me what it costs the builders to build cbs home 125/ ft on the high end, the rest is mark up. This cost better include GC fee. Outrageous

Don't ask for stupid ceilings. Cathedral ceilings are not cheaper and waste heat. Normal is cheaper. Also, believe it or not, Hickory cabinets are cheaper than Maple and they look way better.

So as a spec you are trying to make $20-35K per house? thats hardly worth it to tie up your time and money for 9 months. Part of why Im a GC, HVAC contractor and a Broker.

If you have other assets, the easiest way is Lines of credit. you dont need the bank looking over your shoulder the entire time.

Im just about to break ground on a spec and a home for myself. its July 2024, we last built a spec in 2020, Im seeing 40-100% increases in sub bids, the one thing thats about the same or even lower, is rough lumber and OSB. The huge increases in Permit costs are amazing.

Trying to Cost breakdown a spec home on a 5 acre view lot with land around $400k home build will be around $700k will try and sell for $1.3m in SW Washington. Home to be 3,000 sq feet. 5Bdr, 4.5 Bath. All the prices in the area are crazy but looking for tips.

A lender telling you about another client's business practices is a huge red flag for that lender. Unless the builder's business practice has been so bad that the lender has officially declared they won't lend if you're hiring that builder, the lender telling you anything about them is a breach of confidence that the builder would be entitled to sue them for.

10% profit is not worth the headaches involved

Your profit margin must be over 10% or you are just spinning your wheels not moving forward

I want to know how to save $100K... $400 a square foot is OBSCENE. I'm building in rural Tennessee and even here now is $350 a square. $650K for 2000 square feet in Tennessee is a RIPOFF. Affordable no longer exists. Yet the builder lives in a $3M home. Yup, capitalism...

Don’t just talk to banks. Look at lenders who specialize in construction loans.

What are your thoughts on a build being completed near the end of the year? With the election going on? I'm a little concerned about getting started and then right when it's time to sell having everybody freaking out over silly stuff.
