I am buying a land on 30% down-payment and rest on EMI in residential project. The project developers saying they will do it on a notary agreement. Is this OK valid in law and can I buy in this EMI process? Suggest me.

Is it mandatory to have conveyance deed and sale deed from builder or conveyance deed is sufficient . As my builder said they will provide conveyance deed only.
