If seller is willing to sell his property at govt approved rate, then many buyers will stand in queue to buy it in total white. Also in case of high Demand & low Supply in a well developed area, few buyers may even pay higher amounts in black to lure the seller to secure the deal. One of the solution maybe Govt has to revise the approved rates frequently keeping in trend with market rates. Govt also will be benefitted by higher stamp duty and cash deals also will be reduced. What are your thoughts on this matter CA Rahul Sir ?
