Me and my husband live in a very expensive area ("top 10 most expensive cities" expensive) and are going to buy an condo downtown and it looks like for what we want, it's gonna be like ~1M. We have a savings plan for about $250k in the next ~3 years but I feel like when buying property this expensive the rules are going to be different as it seen as a "mega" loan. I would love to here your thoughts/ video on what the buying process is like for homes like this and how you go about finding a good realtor😫😫😫 SOS lol

One thing my dad ingrained in me is to never be emotional about any purchase. If it's a large purchase, pause, think on it, and really determine if it is something you need. The moment emotions get involved is when mistakes start to get made. Have a plan, be prepared, and if you are ready then buy.

This is wildly great advice! Especially about looking at the whole financial picture with paying off debt. One quick note, conventional does allow a minimum of 3-5% down. Worth it to at least explore it as an option!
If you do 3 to 5% down you're going to pay PMI wich is a waste of money. It's better to save th 20% plus closing cost or see if your lender provides 80-10-10 which allows you to pay 10% down and you avoid the PMI

Hey Graham. Ok so I just had to say that I'm buying a house in Vegas and I did what you suggested with the repairs. I added up the repairs to be xx as a bulk. Then I asked for just x in the repair request. And it workkkkkked. The sellers were so stubborn and cheap too I didnt expect it to work but it did! Thank you Grahammmm 😍 you're the best!

As an inspector myself I understand how often the buyer will blindly move in and within months report every problem in the book including septic issues and cupboards falling off the wall. ALWAYS GET AN INSPECTION.

Glad for the reassurance that I didn't make a mistake last year buying my first house. We put in a bully offer for 6k above listing price and got it before the open house. I don't regret paying extra because we love everything about the house, even though the market has gone down here and it's probably not worth that much now.
FHA is minimum of 3.5% down. Only way this is possible is if this has some sort of grant attached to it. I wouldn't count on it. Only true 0 down programs are VA and USDA.

I don’t how other states or counties but in OC, Los Angeles and San Diego but price of homes are actual stay the same or gone up a little bit. Location Location and location is the key so ask friend or a good minded Realtor not just any sales of properties. First time home buyers in the State of California can get that 20% for down payment. Awesome interest and no PMI. FHA is loan for the poor (bad credit) that is loaded with SUPER high costs.
I would be interested in a video talking about one bedroom houses (ie: one bedroom, bathroom, kitchen, living room, etc). From the research I've done, they seem to do badly when trying to sell them since it stops anyone who wants to start a family from buying them. I don't intend on doing the whole marriage thing, so a one bedroom seems more economical, but I AM interested in your thoughts on the matter. Really love your videos Graham, I think you have some good ideas, and are very well-learned in the real estate world. Would always love more videos on personal finance (:

After a recent post encouraging a low scoring forum member to be hopeful, several people have asked me how I got score from 466 to the 799 today. Hard work, patience, as well as asking many questions on this forum, have been my salvation. Not to say I haven’t slipped - I got so excited a few weeks ago when my score hit 799, and applied for a chase Auto Loan and amex 30k limit credit card (it was my birthday), and my score started slipping downward because of those new inquiries. I need not to beat myself up over those decisions, but oh well, you can’t change the past. To set things up, I have been in close contact with Jack at LEGITREPAIRS•ORG who has never failed me since i knew him, i get loans and more benefits without having to worry.
Ewin...the reason it stills is lurking around and not directly on your credit is because the other bureuas have it. Get a full report from the others (noone talks about): lexis nexis, corelogic, innovis, sagestream, etc......You may see it there and can dispute it.

If I have to pay off all my student loans before I can buy a home, I'll never have my own home. :/ I owe 153k for 3 degrees. I regret all of them, but I don't make enough to just pay these off any time soon.
I’m positive you don’t have to pay off all your student loans in order to be able to buy your own home all that matters is wether you stay consistent with your payments and have good credit. I know people who still have student loans but was able to buy a house.
When I think real estate, I don't think of a guy in a black room. The echo doesn't match a sit-down, upbeat vibe like yours in a black theme room like this. Definitely effected the quality of this video. The yellow doesn't go with black and grey. Your eye contact, hand motions and your wording is absolutely flawless. (As expected from a real estate agent) I feel like this video would've been a quality video if you did this in a white room or some kind of warm, inviting feeling room. Also, it's a good idea to invest your time in learning to place your ads in specific parts of the video.

You can buy a home with zero down, it has to be FHA, and roll all closing costs into the loan. 680 is lowest credit score, Debt to ratio matters.

Totally true...one bedrooms tend to have higher turnover, less demand, and get a MUCH lower price compared to a 2 bedroom.
Agree with the others... minimum 2 bedroom condo, one bedrooms are alot harder to sell.

Closing costs are only 1%? My lender says it will be roughly 3.75%, and when I Google it, it says they're typically 2-5%. What am I missing here?

When I think real estate, I don't think of a guy in a black room. The echo doesn't match a sit-down, upbeat vibe like yours in a black theme room like this. Definitely effected the quality of this video. The yellow doesn't go with black and grey. Your eye contact, hand motions and your wording is absolutely flawless. (As expected from a real estate agent) I feel like this video would've been a quality video if you did this in a white room or some kind of warm, inviting feeling room. Also, it's a good idea to invest your time in learning to place your ads in specific parts of the video.
