FIRST: Invest in your career
In your 20’s, the “BEST PURCHASE” is all about INCREASING YOUR INCOME. That’s it…I really believe your 20s are a time for you to work diligently, don’t be stupid, be smart with your money, stash away as much in investments as possible, and solidify the foundation in your career. After that, it’s all about GROWING and MAINTAINING that career...so, that - one day - your investments will be able to cover your day to day lifestyle without you ever needing to work another day in your life, ever again - unless you want to. Also, go and read the books Think And Grow Rich - The 4 Hour Work Week - and Rich Dad Poor Dad. Trust me, I’ve read all of those books MULTIPLE times…and that’ll be enough to get the ball rolling, and get you so amped up on what’s in store for the future.
SECOND: A Reliable, Used Car
I never could understand why people my age were out there, buying or leasing expensive cars, when they could use that same payment towards BUYING something that they’d be able to own outright within a year. Which is why I strongly advocate - for anyone who’s in their 20’s - put your own pride and ego aside, and get a solid used car that won’t depreciate, that doesn’t break down, and just gets you from point a to point b safely. You have your entire life ahead of you to go and get cool cars.
THIRD: Hire a good CPA
Taxes are INSANELY complicated, WAY more than they EVER should be. Not to mention, there’s a lot of the tax code that’s completely open to interpretation…so, if you want to make sure you’re maximizing the benefits of everything you’re allowed, WITHIN THE LAW, of course…hire a good accountant. My philosophy is that, when it comes to this…a good CPA to help file your tax return will generally, AT MINIMUM, pay for itself.
FOURTH: Purchase Stocks and Index Funds within a Roth IRA
This is a retirement account where you can contribute $6000 Per Year and invest after-tax money, and then all of the profit within that account is COMPLETELY tax free after the age of 59.5. The MASSIVE advantage to doing this is that ALL the money you deposit into this account will grow entirely tax free. This is something I started in my early 20’s, by opening up a Roth IRA - and then just loading up on Vanguard Index Funds.
FIFTH: Buy Real Estate
When it comes to myself, those early real estate purchases ABSOLUTELY changed my entire outlook on not only investing, but being able to see the rewards of diligent hard work and sacrifice. It was such an incredible feeling to look at a house, and know that I’m the owner…that THAT ownership was the result of so many late nights, so much hard dedication, so much self doubt, and seeing it right in front of me just made it all feel “Worth it.” Like, in personal finance…we don’t get trophies…but, we can get real estate. And that’s how it felt, to me.
SIXTH: House Hack
House Hacking is a term where you buy a property that has multiple units…then, you move in ONE of them, and rent out the others to cover the cost of owning the building. This is something I began doing a few years ago…and, I gotta say…it’s been one of the best financial experiences. This has allowed me to save a CONSIDERABLE amount of money, it’s allowed me to re-invest WAY more in other things that are more profitable than a housing payment, and I get to invest and own real estate at the exact same time.
Those are the BEST financial purchases to make in your 20s, and everything that I have personally done, that’s helped bring me here today. I really believe that your 20s are such a unique time to get yourself ahead, and whatever you do RIGHT NOW will multiply by leaps and bounds by the time you’re older.

I'd like that as my reality. In my city in Mexico everything is built up for you to either use a car or bus, plus we hit over 40 degrees celsius so a bike would pretty much dehydrate or even kill the user lol.

@@mihaimera7837 Nope, even with other investments it will already have been calculated. You should obviously look through the paper to see if the amounts are correct or if something is missing but usually everything is there and you just press a button on a phone app and you’re done

As long as you have them take more out of your paycheck every pay period and make the government pay you back it's not a problem. And Turbotax is a VERY helpful tool.

1) Invest in your career
Should be compulsory for everyone nowadays if you want any decent paying job. Ideal for ages 15-30.
2) A reliable used car
Buy a car AFTER it has lost most of its value due to depreciation.
3) Hire a good CPA
This is only necessary once you start step 5, as it opens you up to a large number of legal deductions on rental properties.
4) Invest in a ROTH IRA
Obviously a given, actually compulsory in some countries.
5) Invest in Real Estate
This is the main money maker. Its always expensive WHEN you buy it, but looking back after 10 years, it will always feel like such a bargain. Don't leave it too late.
6) House hack
Sub-letting houses. This is only viable if you get the owners permission in some contracts. Attempt with caution, as you are liable to chase up all damages that may occur, as your "sub-tenants" only have a contract with you, and you are not likely to be providing legal documents to them to sign.

A very nice fellow sold me his car of 21 years, an old honda accord for $500. I highly recommend those old Hondas, especially if they are clean, because the maintenance scedule has probably been followed. They look bad, sound bad, but boy do they get you to work and back _forever._

I opened up my Roth IRA when I was 19 and that honestly was the best decision I could have made. I put $1000 into it to begin with, which felt like a lot of money at the time, but now, after I've graduated from college and have more of my life together, I can look back and fully realize that it was such an important move for me then. 👍👍

Crazy when I look back on the last year and a half since I followed your channel, I recently reached a 800 Credit Score and In process of buying my first rental proprety. I doubled my income and cut back on so many unnecessary expences that I am currently already building my down payment for my second rental proprety. I was lost from 18 to 23 and everything became clear now that i'm almost turning 25.

- just learned things in general
All the things I spent learning the knowledge (skills) in business just added up. So now, when I have to do something, I usually have at least some kind of background from my past. So that is why work is easier now.
FYI - I have a similar story to Graham; I didn't graduate high school on time with my class. At the end of the day, it really didn't matter. I did the best I could each day. Being persistent was the most important skill I learned. Graham is a smart guy with a lot of skills, and there is a lot we can learn from his persistence! All the best.

@Angel Ramirez Absolutely, living just on bicycle certainly has its limitations as far as living location and things like groceries are a little bit challenging. But these are sacrifices I'm willing and able to make to save on a car and gas/parking/insurance/maintenance. Not to mention the fantastic health benefits!

I do that in the city where I don’t need a car, and I really don’t go far away since I just work part time, save $1,000 every month, and I day trade at nights. My first mistake was putting 2500 info crypto a few years ago when it was at an all time high. 🤣 tought me alot though. Now its just long term roth ira and 401k. Havnt sold my crypto. Maybe it will go back up one day.

Allthough it could be used as a down payment in RE or anything else in terms of investment whatsover i am sure i am sure the car will make me happy as well .. bad hobby

Hey gram good advice... I think one of the best things you ever said was when you're in your early career you can get away with driving a crapy car and having a crapy job but need to step it up as you get older... showed it to the kids and I think it's knocking them into the shape.. thanks

Im so glad I started watching Graham at a young age, he's inspired me so much, at 19, I purchased my first house for, $67,000 (appraised at $99,000) and I'm currently upgrading the kitchen and bathroom to hopefully raise the value a few thousand. Hopefully in the next few years I'll have enough to purchase a duplex or triplex and house hack and use that to reinvest!
