Great video Sean as always. The other change they made is they no longer put the number of reviews on a listing in search. You could have 500 reviews with an average of 4.85 and someone else could have 2 reviews with an average of 5 stars. Without the context which one will get the most clicks?
I get when he says to drop the price the day after a reservation but what does he mean by dropping the price the day before one? If no one has booked how do you know what day is before?

Sean, how do you anticipate when there will be a surge of demand and you can raise rates, for example if there is an event in town and every hotel is booked out, or, economic factors causing a boom in travel.
Hey Big guy, I followed your model from the beginning for my market, still 90% in a primarily seasonal market. We ( me and my handful of competitors within 35 km) are not legion here but I am dynamic and they are not. I contacted vrbo, on your advice, but they don't appear to want my unique guest house ( studio cabin). Too, bad, I'd like an easy channel to fill that void. Edit: for your followers, my sole listing is in a tourist area, winters are slower for the lomg stays but I also market to the major highway traffic between 4 large cities on one major highway-it helps for the mid week and those pesky single days in the middle of a block.

I've been trying to list on VRBO, the company support and the ordeal has been incredibly frustrating. 4-5 Requests to list on the website - no response, no return calls. None. Speak with the Chat, they give a number that states the office is closed (11AM Central). Repeated Chats that disconnect....in comparison to Airbnb, it has been a complete nightmare. Search for VRBO Community forum - they closed it, the page says to see Help. I am not finding any forum for VRBO hosts, the airhost forum seems to be closed. If I can't even reach them to list, what is going to happen when I need real Support?

2 hours later...still on the phone, either on hold or being directed in circles. Call Sales and get connected to Support who sends me back to the same circle.. 20 minute hold time, every time (37 and counting on the current call). Press a magic combination of numbers and I can reach a Sales recording but they only operate during normal business hours, maybe somewhere but not in the US. Requesting a Supervisor requires submitting a request that may take 24 hours to respond. Right. I asked my friendly Support person to call Sales himself. He can't connect either. VRBO is truly broken. I don't understand how a company with this quality of management can stay in business, I've become angry before I even get listed....
Sean, the mods in the forums have said the categories are NOT being curated by humans, and there's plenty of junk in those categories to support that idea. but fair enough, those mods possibly know nothing, they are just there to run interference.
With respect Sean, you are somewhat mistaken. The admin for the official Nashville airbnb forum was brought into an Airbnb meeting with admin's from other regions and they all brought the same complaints from hosts in their forums. The rollout of the update was a disaster. They've already removed categories when you search a specific city. The 1k isting cap causes listings waaaaay outside the selected city to show up. The current setup is pushing people out of cities and into rural listings. There are other factors besides just the update, but all these hosts aren't just imagining things..
If “all the hosts” are suffering then that is the economy. If it’s “some of the hosts” then we can ask why. Airdna new report aligns with it simply being a price based pull back. The hosts that complain are probably not the ones that look at this objectively and competitively. The silent focused competition is likely making adjustments and staying booked.
@@AirbnbAutomatedone thing pointing to it being an app update issue is the volume of people having trouble finding their own listings. I've seen many posts from people who literally don't show up on the map now and have to contact support. Many others have trouble finding their own place in search where it was previously easy. Myself included. I used to rank very high, usually 1st page, at most 3rd page. Now I can't find myself unless I zoom the map all the way in. I hear the same thing from family who monitors this for me. It seems to be a combo of glitchy update combined with a clear desire to push people out of the cities. The featured listings are almost always in rural areas and 99% of the categories don't exist in cities. Why are they against cities now?..
@@AirbnbAutomated Yes, it now takes multiple clicks to find simple apartments, townhouses and houses. They no longer deserve a category, my listings don't fit any of them but apparently Airbnb believes more people are looking for SRTs in national parks than for basic shelter. I predict this won't last long.
Bro, I’ve been listening to you for 2 years and have agreed with everything you have previously stated. But, you are dead wrong. I have over 120 reviews with all 5 stars and since May our bookings have dropped. Also, we went from averaging 70 new wishlist adds to 0. They obviously have done more than you know about.
@@AirbnbAutomated we are near a lake, nestled in the mountains in Alabama. I really appreciate all your videos, because we have conquered our area for over a year and half (thanks to you). But, for some reason our listing not the top 3 all of a sudden. The top 3 are not 5 star ratings, crappy photos, and barely booked. It’s almost like they are promoting worst properties.

The constant edits and camera shifts make it impossible to watch. I just closed my eyes and listened. And the machine-gun dialogue is hard to keep up with. But these two things are common on UA-cam unfortunately. But it’s good and free advice. Much appreciated.

They are against regular listings as a mean of strategy against VRBO

What is your market. Coastal, city, suburban? Listing size and price? And have you adjusted your price to the slowdown?
