      Yes, I have them. Decent quality ones are available from IKEA at a good price...

    I love your style and great content! Just a thought ... there are HUGE differences in the quality of artificial plants. Some are wonderfully deceiving and some would be embarrassing to use.

    Do you run into problems with people stealing the stuff in the apartment like pillows, or coffee makers?

      😅 this happens every where even in hotel. Guest u can hve that added as a fee stating clearly if anything is missing you will be charged for it

    Pretty early here Sean. I was hoping you could make a video someday on tips for suburban AirBnB hosts? We have the problem that often our home doesn't get occupied, even if cutting prices in half, since we are not very touristic, or metro. I'd be happy for any ideas you could present in a future video!

    Question: why would a landlord accept a lease with 8-10 weeks free and 8-15% below market rent?
    What are you offering them in return?

    So for pillows you mentioned in the video that you use two types. the bamboo gel and down feathers. What about people with allergies? The reason I ask is one of our bnbs is being managed by a management company and they advised us to not buy feather pillows because of people with allergies.

      I'm not in the Airbnb market yet I'm doing all my research and studying before getting started so there's no blind sides or very few.
      However you are right there are a lot of people who have major allergies to down feathers. Had a friend of mine stay out of place she forgot to check lay down started getting comfortable and before she knew it she already had a rash and started sneezing like crazy. There's down alternative which she can use and I think If I'm remembering right she can use other types of natural fibers just not chicken feathers interesting she's also allergic to eggs.

      Sean says in the video he uses bamboo gel, down pillows, or pillows with down alternatives. Personally, I avoid down since people can have allergies to them.

    I live in the Austin area so I've been looking over a lot of airbnbs. I've noticed that some people have two months ahead of time blocked out and beyond. Is this to protect them from long-term rental or squatters?
    A few examples I looked at one and they wouldn't let a person rent anymore than 14 days at a time plus you couldn't get anything beyond 2 months.
    Another one was 3 weeks but nothing beyond a month everything after that month was blocked out. Does this hurt you or does it actually protect you?
    I can see allowing people to stay up to 2 months however block out everything beyond that. And what I did notice It was people who only had one rental as far as I can tell.

    How do you enforce non-smoking? I’ve heard it’s not really enforced. Any help would be appreciated

      The most effective thing I've done is put up 'No Smoking' signs on the property(inside and outside). At the very least, list the policy in the house rules. Be clear to the guests there is a hefty fine for this violation. I also let them know if they need to smoke, they need to go out to the street to do it. Before then, I would snap a picture and fine them when I found cigarette butts on the patio. Now that the signs are up, I haven't had any guests violate that policy.

    A few fake green plants, a bit of wood element, then your pop of color, art, and a piece of eclectic decor. Does this sound about right? Am I missing anything?

    I have a dentist/squatter that didn't pay rent (3,900$ a month) for almost 3 years now. I still don't have a court date. So, squatters is my biggest fear with Airbnb in New York as the police don't help.

    Your thing doesnt work banks don’t allow subletting , and aibnb is in fact subletting according to them …
    Also maybe possible now (illegally) but not for the foreseeable future

    I have two short term rental properties across the street and one next door so on any given day there can be as many as 45 people invading my neighborhood between the three houses. So I stare at the little kids with a creepy smile, clean my guns on the porch and play bible readings over a speaker in my back yard. Lets just say the reviews are not good and when the police are called they always side with the local resident, me. Police actually think its funny as they do not care for short term rentals in my community due to the numerous complaints. The owners are for sure losing money as occupancy is down, and this is peak tourist season in the desert. So be careful where you plan your new business venture, because if it is in my neighborhood it may be a losing venture
