Great information Zandela. Things to keep in mind when purchasing land in the Gambia Once you purchase your land. 1. Take your local transfer doc to physical planning dept to get your official transfer doc(cost 7000 dalasi) 2. Physical planning dept will do a sketch plan and occupancy docs for(7000 dalasi) 3. Take official, local and land occupancy docs to land and survey dept to get fencing permit( 900dalasi) could be more depending on size of your land 4. Electricity, sewage and water supply can be obtained from Nowick company located in Westfield or ask locally. Application form review cost (500 dalasi ) meter installed for (6500 dalasi) depending on distance from main source 5. Water ( you decide) a. Install tank and have your water delivered or b. Borehole never have water bill and unlimited water supply, cost (60,000- 120,000 dalasi) 6 sewage septic tank cost 20-30,000 dalasi) drained yearly for $100 7. Garbage collection Private company picks up garbage for a monthly cost(400 dalasi) 8. Install solar panels one time installation fee and no electric bill.

I never realized the US and UK was so different. I built my custom home in the US and had to do everything that you mentioned has to be done in Gambia. Electric poles, septic tank, pay every 3 months for trash collection. We do use the city water though!!! Great content. I feel better prepared when I make the move since I've already done it before!!!

Yes. That’s true. It’s the same method in the Caribbean. You have to purchase extra poles septic tanks have to be dug. Water pipes have to be run from the main system. it’s not that difficult. I am Trinidad it’s the same system
👏👏👏 I've been watching tons of videos and thinking ok so I built my dream house ......now where are the services I need for modern life........ you know the ones I didn't even think about in the west because it was bundled into a council tax fee . Thank you. Something else for us all to consider is if we are truly honest alot of us are running to many places in Africa to build the dream house and live in a cocoon and refuse to pay taxes etc. Just remember the modernity you enjoyed in the west and some of the ways it was financed( I know there is corruption ). As of 2019 97% of English council tax was collected enabling councils to provide 35% of funding for its residents in addition to central government funding. This compares with between 6-30%. I'd hate to be working in planning or infrastructure department of a district with little to know way to maintain and improve my dream country then leave the work office and have to travel home through uncontrolled sewage etc. Remember your wellbeing doesn't simply end at the door of your compound!

My tax last year was more than most people’s salaries and I paid that to an even more corrupt system than most African countries. Remember the massive MP scandal in 2017 ohhhh the outrage from the people for like 5min or so. But when it’s Africa a corruption scandal from 15yrs ago will have us talking like it was last week.

Literally our entire education system, hospitals, roads, street lights etc etc all paid from our taxes. It’s no joke. Hi Zandela i love your video moving to Gambia. I also went to Gambia and would like to move there but would like like more information in buying a property in The Gambia please.
In the U.S. you have to do all that and more. There are multiple building inspections also and a certificate of occupancy and it costs a lot more. Plus you need a lawyer to search the title and draw up the deed. Plus it is so expensive everyone gets a mortgage so you have to deal with a bank and a lot of paperwork and requirements for that. And in the U.S. there are building codes and zoning. In Gambia it sounds easier. And much cheaper. And we call it a septic tank here too and if you don't live in a town you have to have one here also. Except it costs more. And here, all plumbing has to be underground and foundations have to be below frost line because it freezes here. And the building inspector has to check all that and make sure your foundation is below frost line and is the proper size and has enough rebar and the plumbing is all to code too. Multiple building inspections for septic tank and foundation and plumbing and electrical and for the structure and insulation. Many requirements to meet code here. I imagine most buildings in Gambia wouldn't be legal in the U.S.
That should be fine if you have your land documents just go and get the permit. Fence permit are not refused as it’s your land and everyone uses brick fencing. I think it would be ok to just go and get the permit now.

Watching the B.A.G video, they had to get 99 year lease after purchasing their land so that government won't take their land. Crazy to think that you can buy land and still the government can still take it from you without a 88 year lease.

I didn’t post the video yet as I felt like I needed more facts to back up my theory don’t want to piss of anyone talking about subjects I don’t know enough about. Literally our entire education system, hospitals, roads, street lights etc etc all paid from our taxes. It’s no joke. We been paying tax in the west for long enough let’s not go home and avoid tax just because the system gives you the opportunity to avoid it.

Don't apologise. I love your enthusiasm. The second population movement wave to Africa has to be more then a single dream it needs to be a group dream to improve infrastructure through taxation and bring the lowest person in society into a good simple standard on life that way society benefits.

Frustratingly, Africa does not have the advantage of having large amounts of capital to sink into its infrastructure (like other western countries after pillaging countries through 16-18 centuries) to pay for it and then using taxation to maintain its infrastructure.

In the U.S. you have to do all that and more. There are multiple building inspections also and a certificate of occupancy and it costs a lot more. Plus you need a lawyer to search the title and draw up the deed. Plus it is so expensive everyone gets a mortgage so you have to deal with a bank and a lot of paperwork and requirements for that. And in the U.S. there are building codes and zoning. In Gambia it sounds easier. And much cheaper. And we call it a septic tank here too and if you don't live in a town you have to have one here also. Except it costs more. And here, all plumbing has to be underground and foundations have to be below frost line because it freezes here. And the building inspector has to check all that and make sure your foundation is below frost line and is the proper size and has enough rebar and the plumbing is all to code too. Multiple building inspections for septic tank and foundation and plumbing and electrical and for the structure and insulation. Many requirements to meet code here. I imagine most buildings in Gambia wouldn't be legal in the U.S.
Wow I didn't even know you needed to do all that but I brought land and fenced it already and never got a fencing permit how will that affect me
Did you get a good price?
That should be fine if you have your land documents just go and get the permit. Fence permit are not refused as it’s your land and everyone uses brick fencing. I think it would be ok to just go and get the permit now.
Dont worry nothing will happen, property fencing permit is recent, I built my fence without any permit

Watching the B.A.G video, they had to get 99 year lease after purchasing their land so that government won't take their land. Crazy to think that you can buy land and still the government can still take it from you without a 88 year lease.

I will do a full video on solar panels I currently don’t understand how it works and couldn’t find anyone to give me costings. Same with architect I shall get more info on this.

@@sisig2414 Thanks for the information. I came across her video based on the title, especially "extra costs." You can only do so much research from the states. I thought she lived in the Gambia. I've been taken notes on majority of UA-camrs who are providing knowledge, just to have an idea of what costs maybe. Of course it depends on what you're building.
I'm in the states and my family and I had both a well (bore hole) and a septic tank so these things are not new to me.

Zendela or to anyone else who might know...regarding solar panels. During rainy season is solar less effective (if you understand where I am coming from?). Is there anytime during the year that it works less effectively and can you run your household solely on solar or do you need electricity back up along side. I guess don't understand how it works?
