    Hey guys, I just want to tell you that Travis is a the GOAT, I took real estate class in 08/19 for almost 3 mo and I got my licence in 01/13/20 I passed the class and the actual exam first time around ONLY because watching Travis videos, I literally watched (listened) every unit at least 3 times and took notes. My husband got tired of hearing Travis voice but I didn't give up because I knew he was my only way out since my teacher only lectured. But guys please take his videos seriously

    I'm a truck driver. I'm thinking of becoming a real estate agent to improve my health. I'm listening to learn while driving down the road. Thanks for doing this so I'll be prepared for classes!

    I am so grateful for your videos! I went through all of them and I passed my exam today! I am so excited about my new career. Thank you so much, I went to bed and woke up to your voice, took you with me in the gym, and now that I passed, I will miss your voice and your jokes! I failed the exam a few times before I found your videos and everything started to make sense because of how you explained this in real life. I’m so glad I found you, you’re the best teacher!

    I reviewed these videos in preparation for my NC State and National exam. I had already completed my pre-licensing course at SPCC in early December but due to holidays took my NC exams in January. These videos were a great reminder and additional insights to the test. I am glad to say, I passed my test today. Thanks SPCC and Travis Everette

    I watched this while studying for the NYS real estate license and passed both the online test with Aceable and the actual exam. I cannot thank Travis enough for all the tips, advice - especially the T-bar for the math! Also, I watched an old version of Love it or List it and was like... wait a minute! I swear this is the instructor! And, it was! It was awesome! Thanks again!

    I am returning here because I PASSED THE EXAM YESTERDAY! This was the first video series I listened to PRIOR to doing my actual course! Travis made life so much easier, and explained things so much better than anyone else I’ve heard. He’s the Michael Jordon of teaching real estate.
    A few days prior to the test, I went back to a travtalks where he was teaching financing, and actually learned a few new things! Guess what, those questions regarding those things were on my exam. Thank you Travis for the help, and good luck everyone on your career!

    I barely started doing my real estate course its been 3 days of just being told to read the chapter and just being in class and the teacher skimming the chapter with "oh thats important that will be on the exam" and just a ton of personal stories and i had felt so stressed because I am not learning anything at all. I read the chapters but I have no way of comprehending all the text. I stumbled on your channel and have learned more in the first 24 mins of this video than i have my first 3 days in class. I really really appreciate you for posting these and trust that I will watch every single one of your videos as if i was your student in hopes of passing my exam first try! Thank you a ton!!!

    First and foremost Thank you! Thank you! Thank you! I just took my real estate exam today and passed both state and national (Sorry excited had to get it out). I want to say it wasn't because of my instructor I passed it was because of everything I retained from Travis. My instructor was great but that info was way to much to retain for the time given. If it wasn't for the way Travis dumbs it down I don't believe I would have passed on the first try. Recommend these videos to everyone.

    Thank you, Travis!!! I just got my MD real estate licenses, and it’s thanks to you! Your videos were extremely helpful, before them I was so lost, especially since English isn’t my first language, you really helped me out understand everything. Will continue to watch your videos because I think you give an amazing advices from the real world when it comes to real estate. I took a real estate classes before, and they just thought us how to pass this exam following the book. And I was so confused and didn’t learn anything after my class was over.     Travis you are such a great educator! You explain things in a very well rounded way that makes understanding any topic so much more clearer! So thankful that I came across your page because you were what I needed! I live in another state…but education is education however you can get it. I’ve watched other videos…but you sir explain real estate like no other! Thank you so much for making a difference to any and everyone that wants to understand/learn the business.     I'm in CA and have found your method of teaching easy to understand. You explain everything so well and you're funny! I understand that laws are different in each state and i listen with that in mind. I am currently waiting for my exam date and I'm nervously excited.     The way I remember Riparian is "R"- river and other small bodies of H20. The "N" for no tide, navigable and non- navigable. Littorial- the "L" large bodies of H20. The "T" tide and the "O" ocean.

    Bundle of Legal Rights:
    Ex #1: whenever a landlord gives the lease of the property to a tenant these rights are given to the tenant.
    Ex #2: whenever the owner of the house puts their house on rent, they give the tenant these rights until the lease is finished.
    Right of Possession - the right to occupy (be inside of) a property
    Takes the legal right of the owner and hands it to someone else because they have a lease to be inside of the property. Once the owner of the property sells their rights with a lease to the tenant /renter they do not have the right to come inside the home until the lease is finished even if they own the property.
    Landlords cannot enter the property of the tenant until the lease is finished.
    Landlords can ask for permission to enter the property for property inspections.
    Landlords can enter the property for emergency reasons, but must call 911.
    Right of Disposition - the right to sell the property
    Right of Exclusion - right to kick people out of the property
    Right of Control - right to make renovation or changes to your property; control the use of the property
    Appurtenances - a right, privilege, restriction, or rule that comes with buying the property. (LAST FOREVER!)
    Lien - if you don’t pay your monthly payment, as a buyer, to the seller of the property they can place a lien as collateral (which means they can foreclose the property) so they can get their house back to be resold.
    Ex: mortgage loan, property taxes
    Liens are a type of appurtenance
    If you, the buyer, buys a house that the previous owner has lien (a mortgage loan he didn’t pay off), the buyer has to pay the loan off or else their home will be foreclosed and get their house taken.
    It is the closing attorney's responsibility to inform the buyer about liens (unpaid mortgage loans) like these.
    Subsurface Rights - anything beneath the property
    If the owner of a gas exploration company wants to buy the rights of all the gas under another owner’s residential property, they can do that.
    Once these rights are sold, they are sold forever. This is why subsurface rights are a type of appurtenance (they last forever!)
    If the owner of the residential property sells the property to Jacob, Jacob will not have any ownership/rights to the gas under the property he lives because the previous owner sold the rights to the gas exploration company.
    You can lease a property’s subsurface rights: which means the buyer of the subsurface rights will only have rights to anything beneath your property for a certain amount of time.
    Ex: selling or leasing off your rights of oil, gas, or water
    Air Rights:
    Sold air rights are a type of appurtenance
    Ex: cell phone towers
    Water rights - rights of property owners whose property borders water
    Ex: creek, stream, lake, pond, any large body of water
    Riparian bodies of water - does not have a tide
    Ex: rivers, lakes, streams, creeks, ponds

    Who would be the offeror, the one who makes the offer, in a buyer-seller relationship? Buyer - makes the the offer to buy the home

    Uses for Real Property:
    Residential - when the owner or people live in the property
    Ex: house, mansion
    Income producing - the owner owns/purchases the property to make money
    Ex: apartment
    Special use - the owner doesn’t make money or live in the property
    Ex: church, school, library, university, shelter
    Commercial
    Ex: office buildings, medical centers, hotels, malls, retail stores
    Industrial
    Agricultural
