@@edwardcastillo8414 he challenged me to go driving for dollars, get 50 houses that look distressed and have 10 meaningful conversations from those 50 houses. By meaningful they owner has to say yes I'd like to sell. We didn't even make it half way through the list before the two deals showed up
I did my first wholesale deal in 2007 and we had NOTHING like we have today! Thanks Jerry and Max for the comments about going back to the basics! Good advice.

I swear these two guys were sent into my life...a week ago a had zero knowledge about all of this. Two days ago I spoke to two agents , viewed over 20 listings, I viewed one today that needs work but tons of potential...guys, I. DON'T.Know.what.i'm doing...lol, I'm pretending, with confidence I'm following/imitating these guys, talking the talk...I've learned soooo much it's scary and creepy. I'm only listening to investment videos, learning all I can then I'm practicing on sellers and agents...almost as if I'm faking my confidence...I'm crunching numbers, I hate numbers..but I find it exciting...I have 3 calls lined up for next week and agents are constantly sending me listings...am I accidentally becoming an investor???? What's going on??

I've been thugging since February with the 10k flipster club virtual across the country with agents but the market is just sooo competitive and never could even submit one deal for you to review☹. Had a couple close ones but decided to focus local and off-market. Got the confidence to make things happen but can never get any contact with any sellers. Mostly bad numbers, emails, and no responses. But I'm not going to stop until I get mine IDC!!!! 🤙🏾

Hey Jerry, I watch your videos everyday, I’ve learned so much from you already and I am working towards finding and closing my first deal in Florida. However I have a question on backing out/cancelling a contract. Let’s say I get a house under contract, find a cash buyer during the inspection contingency and everything goes smoothly, then right before closing it falls through and my cash buyer cannot close. Would I then be obligated to purchase the property with my own funding because the original inspection contingency has ended or is there still a way I could back out of the original contract legally at this point? I’d really appreciate if you could get back to me on this, I’m extremely motivated to learn and grow my business and could use some advice from someone who’s been in the game. Thanks!

Just wanna give plot of me, im a great loyal friend with a huge heart and well mannered. Im straight. Lol. Im kind of a goofball sometimes or stand up comedian. I like to make people laugh and be happy. I do need money but i care more about people and long lasting relationships. Im on SSI because im half crippled from a horrible dirtbike accident when i was 12 and working for doordash. Im 43 and i get 900 a month from SSI. Not much from dashing. I live in a public building and I wanna get this thing going! So i can get out of here! These people are so weird. Lol. I know i can do this! I live in a small town in Colorado that is high demand, the closest big city is nearly a 100 miles from here, how does one break into a market like this? I have a strong background in construction it have yet to flip or wholesale a place.

the thing is... my market actually sucks ass lmao. staten island new york, housing prices are RIDICULOUS, and there are little to no properties not selling for upwards of 500 grand. maybe ill step into it when im more experienced, but right now idk if i can handle people selling houses at that price point with expensive real estate agents. not to mention construction (time and cost being way to high), the prospect of flipping here is kind of bleh. maybe ill see when i know more but right now it seems nearly impossible. and not to mention tolls to get to other places are more than twenty dollars so if i want to check out a house in jersey or brooklyn or whatever, its 20 dollars plus gas every time just to go see it.
I am working on some leads, but I need help closing, I will do all the work with calling and negotiation and stuff.
I need an end cash buyer, Jerry or maybe someone to help with fully closing.

How as a 10k Club member being restricted to a 70% ARV buy formula are we supposed to compete when other wholesalers are offering over 100% of ARV? It seems that we are at a real disadvantage.
If other wholesalers are buying over 100% arv, find out who their buyers are and wholesale to them.
What do you think about the recession starting? What do you think someone starting right now should look into, wholesaling? Flip? Brrrr?
Start with wholesaling. Start generating profits. Then transition into other strategies

Jerry & Max for some crazy reason im having trouble finding end buyers no matter how good the deal is. Is there a certain way i should market the property even deals 45%-60% arv and every thing between how should we market properties for end buyers?
This is what i been getting, not only from you others have refuse to answer. Is it a dumb question, iis there a certain way ? by the way Mr Norton i use your quick start script for buyers and no response i make sure i at the top of craigslist Okla market and have expanded it even. But i know i cant advertise the property since the laws here against wholesaling so i have to be careful and stay inside wholesale groups and not the public. Im thinking im saying something wrong or giving to much info i just need the proper way of doing it. Because its affecting me making offers when i cant find a buyers for properties 58% arv at asking price and add my fee $5k arv 61% this for a listed property but they still want another $15k off that how to over come this type of buyer who for some reason have this thing about listed prices even when i have had 45% of arv isnt enough its not my comps are wrong they just want larger discounts that not possible. I have lost 4 opportunities this month alone due to this problem i can see if it was one but three different buyers whats going on im not seeing. Help if you can or im just going to have to figure it out. and theres so many people having youtube channels not doing what they teach when they say they will partner with you that dont or theres a huge fee plus the split or asking for a figure they know wont work. I mailed 80 letters to vacant houses and got 1 responce. Why do you think this happened? and the one call i got she wanted retail and said she had received tons of high price offers. So after that I gave up. I saw that wholesaling was extremly hard

Hey jerry help me with my first deal!! Theres this discounted property for 50k!! And it seems like it needs like 20-25k of rehab. The ARV of it is 115k so in my eyes this is an easy wholesale deal. I want to talk to the seller what do i say to get this house on a contract. This is the most important deal, right? So jerry help me 😂😂😭 before someone else takes it
