This is the exact scary shit that makes this thing difficult to face but it's a necessary evil that must be done which makes the difference between a successful investor and a failed investor. Gotta be willing to jump face first into the fire and ask the tough questions while maintaining professionalism with a cool head and silently crunching numbers in a crafty way.

In the meantime, I'm still learning as much as I can, where I can, and can afford...
Buddy just broke a basic sales rule - Never bash the competition! (Ie in this case, the real estate agent). There are better ways to effectively communicate how you deliver better value (And then later it turns into his wife lol. Not a realistic sort of events but oh well). Just be careful bashing any form of an alternative option/competition, because from my sales experience, one loses rapport fast and it can jeopardize your deal
This was a awesome experience at my very first meet up and meeting Max Maxwell in person. I am addicted to this wholesaling industry. The one deal away attitude you must have. Met some influential people like minded people and connect with them (network). Cool to see myself in the video regarding digital bandit signs and using your social media platforms to market your business.

Ok to all you complainers, they never said this was guaranteed none of this is guaranteed until the key ingredient of TRYING is added!!! Old Investors always say you can't get that for this in this day and age and I say BULLSHIT. It all depends on YOU and how you really are with people and understanding how you can get this to work whether it's for 30k, 50k or even 85k it's still a deal and still was possible because YOU made the attempt. To many people doing this already assume the role of not getting because they assumed they'll say no and will walk away and just lost a lead! Tom Krol said we aren't in the business of ASSUMPTIONS! Although, the law will rule in favor of the landlord eventually, you don't want to run the risk of them staying there even longer without paying. Also , as the new buyer, it's one less headache to deal with.
It's a way to speed up the process and solving the most common problem that the tenant is squatting on your property in the first place (which is usually their lack of money for whatever reason). Most people ain't turning down free money in a desperate situation such as an eviction process. So you're essentially killing several birds with one stone = Paying them off to leave.
As a seller i'm not entertaining a conversation period. All i'll say is "If you want this home email me with your best offer, if we come to an agreement then lunch is on me..thanks pal bye".

I'm confused, if I'm just the wholeseller am I actually going to have to close the deal and pay for the property? I thought we negotiate a price and then they sign the contract and them I find a buyer . In this example he seems to be actually purchasing the property as a buy and hold or a flip
What seller has this much time to talk.. stop dragging your feet and get the deal done... I'd have the contract signed and be on the next call in the time it takes this guy to get one call done..

My guess is to keep squatters away and accept some form of slow pay from them. Also it costs more money to file evictions with the courts
