Completed Mobile Home Renovation Reveal And Walkthrough : E075 / BC Renovation Magazine

- In this video we reveal our completed mobile home renovation project and take you on a walkthrough of the exterior and interior.
We bought this 1991 single wide home for $15,000.00 (Canadian dollars). The place was a rundown wreck. We tore it down to the basic shell, rebuilt it and brought it back to life. It is now a home reminiscent of a small cottage and has become an inviting and beautiful place to live.
This is the final video in a series of 56 videos that show what we did to renovate and remodel this home to restore it to its present condition.
We started with the outside. We re-levelled the home to get started. Then we built a new deck; built new steps and railings; did some landscaping; installed new skirting; put a new roof on; installed new windows and exterior doors; installed new facia boards and trim; installed new siding.
Then we moved inside where we did drywall repairs; refinished the ceilings; installed new doors and trim; installed new closets; installed new plumbing fixtures; did some electrical upgrades; applied fresh paint throughout; installed new cabinets, counters and backsplashes; installed new lighting; installed new appliances; installed a new heating and central air conditioning system; installed new flooring and baseboards.
We put a For Sale sign out and the home sold in 12 days, in the midst of a global pandemic, for the full asking price of $240,000.00.
This was a major renovation project that most people would not do. Our hope at BC Renovation Magazine in doing these projects is to show people living in mobile homes what is possible. While you might not do a complete rebuild of a home like this, you might be looking at remodeling your kitchen or bathroom, or want to give the exterior of your home a facelift. We hope to inspire you and give you some ideas for your project with these videos.
We wish the new owner many happy times and new memories in her new home.

How are you able to do that landscaping on a rented piece of land ?

All jesting aside, these homes are like little cottages. There is something to be said about them. The living is easy and very inexpensive. It is a simple, uncluttered lifestyle.

I love this! ❤️ The water heater pan WITH the drain is genius. I just had to move because the water heater flooded the floor of the rental I was living in. I didn’t have the money to repair anything and neither did the owner, so I had to leave.

The MH manufacturers are so cost conscious..sheesh! These pans should be mandatory.

I really need to thank you for these videos..I just purchased my 1st property with a mobile home..and my goal is to renovate it and rent or sale..but your videos have helped me figuring put what it is I would like to do...so again thank you.. 👍 (I have subscribed..haha)
Joey, thank you. I am glad you find the videos useful. You have a good goal. A lot of money can be made with these, depending on where you are. It works very well in our area. There are a bunch of us doing this successfully.
There are different ways to look at this but I recommend you buy, fix and flip instead of holding them to rent. Take your capital gain and move on to the next one. Use your profits to eventually buy houses to renovate and rent. I think it is better to build up an inventory of houses instead of mobile homes for rental income.

@@BCRenovationMagazine The outside is done except for a little strip of concrete edging for landscaping and installation of the new garage door. Next we'll be moving inside replacing some old sheetrock, adding texture on the new sheetrock, and then moving on to the kitchen and bathrooms. Seems to moving slowly, but we are making progress. Thanks for asking!
Also, it just dumped a foot of snow at our house project. :/ Fortunately, the weather is supposed to warm up this week, so the snow should melt.
Becki, sounds great! I wish I good see it. I always enjoy looking at other people's projects. Projects ebb and flow. Hang in there! There were a few times in the last month that I thought we were never going to get done with this one. Perseverance pays off. :-)
Becki, we got the same dump of snow here, but 'only' about six inches. Very weird weather. But the forecast is good for this week. Temps are supposed to be back up to normal and that snow should all melt and end up in the lake. :-)

If I could make an arm chair quarterback comment...that kitchen peninsula side in the living room, I could have totally seen something done in regards to a place to eat. Making the counter come out further for bar stools, or possibly made a fold down table coming from the penisula/living room side wall to make a cute 4 chair table.

@@coreydagod9317 , I bought a door unit from Home Depot on one of their Special Buy events. Every once in a while my local Home Depot brings in a limited number of units on these Special Buy events and sells them really cheap. When they are gone, they are gone, and you have to wait for the next event. The product is never the same from event to event.
That front door unit that I bought for this home had glass that matched the pattern of the back door. I paid about $400 CDN (around $300 USD).
Absolutely beautiful but $240,000 for a mobile home in a mobile home park which have a disgustingly high lot rent . So this trailer has no land !!!!!!!! You did a great job but my lord thats a high mark up! You definitely found your calling.
Hi, Michelle. Thank you for your comments. I appreciate that. No, no land. This home sits on a rented pad ($500 a month). Believe it or not that is 'affordable' housing in our area. The average home on a city lot here goes for almost $800,000. It is insanity and the price just keeps going up.
Great job.... However I about fell off my chair when I heard the price.! 240,000 would get you a huge house in the states.
Hello, Christy. Yes, a lot of people that aren't from around here get sticker shock when they hear our prices. We live in a very expensive housing market and believe it or not, this is what 'affordable' housing in our area looks like. The average house on a lot averages almost $800,000.
