      My grandparents bought their three-story (including basement) townhouse in NY for less than 300K in the 1980s. I heard it's worth almost 2 million dollars now. Obviously, their place is not luxurious like these apartments, but man... housing prices are insane in New York.

      It's $30 million nice if you've ever been in a normal NYC apartment at their normal prices. The vast majority of the price comes from the location. This exact apartment in a random state would cost less than a million.

      Why you need huge bathroom lol, you spend there 20 minutes a day to get shower + brush the teeth or maybe a bit more to get bath... On toilet you spend maybe 5-10 minutes a day.

    Speaking of poor design. Cant even open fridge doors without bothering the guests sitting at the table. Interiors looks like a construction site. The view is lovely but the price is way over cooked.

      Agreed. Looks more like a 600K apartment than a 30 million dollar one. The solarium is ruined by all the strctural beams and the non-existant view of central park is a joke with those two building blocking it. The kitchen is poorly designed with the fridge doors blocking people who would be sitting at the counter. There's no WOW factor it's just average and bland looking.

For people that have the money for these luxury spaces, nyc is either their homebase or one of them so having this nice ass place is important. As for the views, yes essex house and the building to it's right arent that appealing. But when you actually see it in person, (i've been to essex house rooftop) it's beautiful. Also to each their own, some people like beaches, some people like tall buildings.

    This is the most beautiful apartment. I love the way he goes about his job. But the truth is; without making good investments, no one can ascertain the kind of money required to own such properties. I am retiring next yr at 55 with 3 houses paid off worth 40.5 million.       If you buy a place like this, you're buying it because you can afford it and it comforts you. People who live by that rule are the ones still working ordinary jobs, living on the ground floor of these buildings. The novelty of a top floor apartment in a city is that it offers privacy in a place where privacy is hard to come by.

      I like the layout, design and furnishings, but not for 28mil.
      Even for the location it's incredibly overpriced.
      I'd much rather live slightly out in the countryside with this apartment and spend 30 minutes getting into town, spending around 3 million on the apartment.
      It sounds much better than spending 28 million on the apartment and taking 5 minutes down an elevator to get into town.
      NYC is a dump anyway and those buildings in front of the park are ugly.

    For 28 Million it's actually pretty small. It's just fucking insane how high the real estate costs are in NY. And for a million dollar kitchen that wasn't very impressive to be honest. So you pay mostly for the location. How much would such an apartment cost, like in raw numbers, just for the interior and lets say, building costs? maybe 4-5 Million?

    I worked for billionaires and millionaires including oprah's apartment which she sold and justine timberlakes apartment in soho which i will not disclose the addresses, i also worked in the same apartment building where david bowie died in and a few other billionaires like lefrack, howard lutnick, the johnson and johnson family and a few more, while i was working for my home automation company. Nothing special, they have everything they want, all these fancy things, they own like 10 houses all over the world but barely stayed in them. I would come back home to my coney island apartment to my little shoe box and still was happy with what i had. Trust me, even though most of these people are rich, they are all mentally sick, they have all the money they want and then some and still do not value and cherish what they have. they are sick people, never satisfied with anything and have a hunger for more. Trust me people, materialism is disgusting, learn to love what you have, and don't loath for these riches, they mean nothing. Most of them are evil and vile people anyways, who screw over everyone and everything just to get what they want.

    those bedrooms are ridiculously small for a such apartment.. and don't let me start about a design of that place.. like seriously.. location great and so but still not worth it

      Emily P. 100% true this wasnt even impressive and i know i cant afford it. Quite frankly im glad i cant afford this place lmao there are nicer apartments in NYC that will cost you a fraction of this bizarre price. Id rather buy a nicer Apartment in NYC and have a vacation home in Miami beach and still have an ass load of money left that I can reinvest. I love the energy of the realtor speaking but the apartment is just a no go. Maybe worth $5 million because i do understand the location and it being at the heart of NYC. This is almost 6x that price.. fuck that!

    Love seeing the real estate vids! That's how I found you in the first place with that tiny apartment tour. Definitely more Ryan... Would be cool to see some of the first places he sold, way back before Mil $ listing ;)
