For less than 10% of the price, you could own a large historic castle in Europe surrounded by a huge parc, with your own river and forrest maybe. A nice and quiet place to raise your children or to retire. This 150 M$ flat on Billionaire's row will probably remain empty forever, purchased as an investment by some wealthy Middle-East guy who will spend no more than a weekend there every year.
In Brazil for 2.5% of the price you could buy a 3 floor mansion, in a private condominium with beach area located on a safe and developed city in the southern region 🤣🤣

Around $250,000 was made when I sold my flat in Rochester. That's why I was upset when my standard savings account yielded only $171 in interest. It was suggested to me to buy stocks after I conducted some study. Which stocks would be a good place to start?
Although the stock market is exciting and can yield a healthy return on investment, professional advice is necessary for efficient portfolio management to prevent market burnout due to its extreme volatility.
I wholeheartedly concur; I'm 60 years old, just retired, and have about $1,250,000 in non-retirement assets. What's odd about the pricing to the apartments is that you could buy a full floor apartment a few floors down for about $100m less than this. You could buy 2 for less than $100m and 3 for less than the price of this current penthouse. So the logical thing I would do, if I was the billionaire trying to buy this or the penthouse above is, but 2-3 full floor apartments and combine them. With the bottom floor being entertainment and spa area only. You could have a full gym, swimming pool, steam room on one side and then a home cinema, bowling alley an arcade or billiards room on the other. It would be like a great party section. You clearly will have enough space to do all that, on one floor. Considering if you go further down, you can see how much space there is to fit so many different things. So that's the bottom floor done. The middle floor can be living space only, or keep it the exact same, if you plan on only buying two full story apartments. But if not, the middle can be living space only. With two kitchens. One for the chef and then the top floor can be bedrooms only. You could do all that and spend less than $150m. I know a person who has already done that. Not sure if it was 2 or 3 but one of the apartments came with 1 or 2 outdoor terrace. So that was a better purchase for them. What's also crazy is, you're still so high up with unobstructive 360 views of New York City, New Jersey and you could even apparently see 4 more states, with one of them being Connecticut and the others probably being Massachusetts, Pennsylvania, Delawere and Maryland maybe
NYC luxury buildings waste a lot of money in hallways... There are better ways to distribute space. Quality finishes but not a lot of taste in how to combine them. However I love the format of your videos, it would be awesome to see you explore buildings by architects like Neutra, Beckhoff, Mies, Foster, etc. Not only in USA, you'd be surprise on how many amazing buildings there are arround the world 😁👌

I think what people don’t realize is when you’re this far up, it’s tough to appreciate the beautiful architecture the city has to offer. Being this high up actually results in a far more generic view than an apartment at or slightly above some of NYCs most beautiful buildings.
When this apartment was shown on the Netflix series "Owning Manhattan", the price was 250 million. Now it is down to 150 million. Having some troubles selling this huge fuckup of an apartment?
Wow, this video is a jaw-dropper! Walking from the bustling streets of Billionaire’s Row to the serene penthouse is like stepping into another world. The highlight for me was the breathtaking view from the penthouse, especially the highest view of Central Park in the city. 🌳🏙 It’s incredible to think you can see all the way to Connecticut on a clear day. And the casual chat with the window washer? That was such a cool, human touch. It really shows the unique blend of luxury and everyday life in NYC. Thanks for this amazing tour! It felt like I was right there with you. 🙌
I didnt realize at first that this is the apartment right below the top one. As soon as I saw the decorations were different I was like "Uh, why did they change it?" lol
I gotta say I like the mood and feeling you put into this, and the music. It must be shocking to be in that apartment. It must be even weird and surreal to be somehow in the very top of the world, and you expressed it very well.
I hope that those people who risk their lives cleaning the windows of these buildings are paid fairly. I couldn't do that, I fainted before I got that far. In any case, this penthouse is spectacular. How much will the annual taxes be for such a place?
@@erikvanconoverAnd you always bring the best content right on par with the views! Keep it up! p.s. would love to see you tour the penthouse currently for sale at 215 Chrystie St.
Too many tight, closed spaces, corridors and doors for such a large apartment. Poorly designed. The view might be impressive, but layout of the apartment isn't.
I agree. I don't know exactly how these ultra wealthy types live, but I imagine they don't have very many people in the household and then you want open and varied spaces so you're not just running around like a rat in a maze.
At this price point you should have a dedicated chefs kitchen AND a show kitchen. And did you notice the doors? all with cheap visible hinges, also at this price point it should be with hidden hinges at least. Gave office vibes almost.
I couldn't agree more. The ceiling is so high yet the rooms are so small. Grand Salon doesn't feel grand at all. Even the master bedroom is smaller than one in my home, and I don't even live in house but condo in Toronto just like this one (I see it's called apartment in US). I think they could just go with 5 bedrooms and give them more space. I'm aware of that NYC land cost is freaking expensive but I find penthouse units in Miami Sunny Isle Beach have a lot better designs for 1/5 price. For this price, one can only expect the luxury and space. But nothing seems luxurious in this penthouse unit other than the view, and spaces are wasted by poor design. Also, I couldn't help but laugh at the amenities. For example, the theater has decent seats and chairs but the screen is so small. Then there's a conference room right next to a tween room. A basketball hoops at the side of glass door and that room is pretty close to salon and massage therapy room which requires absolute tranquility. Think about all those noise problems. They probably thought sports and spas go together since they are all categorized in wellness, but they haven't thought through what it's like to be in actual use...unless what they really expected was no one will actually live there but some people will buy it as investment
I think I like this one better than the one right above it. It's great that you show the entrance and the people who clean these buildings, they are the ones who make New York City move
I reached 250 thousand dollars invested, it took me 2 years, last month I received 30 thousand only in dividends. Only with believers. This month it will be 40,000 and so on, in the next few years it will be 500 thousand in the year alone in Bitcoin ETFs and other dividend yields. What took me 2 years to invest, I will have in 1 Year
I am 52 years old. I reached my first 100 thousand dollars in just 3 months. I started with 20k investing in Bitcoin ETFs and other dividend income. My medium-term goal is to reach one million dollars before I turn 55.
This year I reached 100 thousand invested in Bitcoin ETFs and other dividend income, it was exactly 1 year and 4 months, I already accelerated to reach 200 thousand, I think I will reach the goal sooner
So scary to see that none of all this has ever been used. Even the restaurant seemed like there’s never been somebody there except the cleaners. Just crazy
We'd appreciate it if your toured the following places: 1. The Whitney in Detroit 2. Casa Loma in Toronto 3. Neverland Ranch 4. Granot Loma in Michigan 5. The Chris Mark castle 6. The mansion that 50 Cent bought from Mike Tyson and keeps trying to sell 7. Antilia, that skyscraper house in India whose owner won't live in it because he thinks it's bad luck 8. That house in Homer, Alaska 9. Ca'd'zan

@@Myself-yf5do those are just your top picks of yours that you want to see. But I don't think he'd even do half of them. I'm pretty surprised to learn that the owners don't live in the skyscraper home. Why build it if you think it's bad luck? Very odd. There's been a few homes that I've wanted to see multiple channels tour, but I am yet to see most of the suggestions I've made. But I loved it when Eric toured 180 east 88th street. That's my all time favourite Manhattan penthouse, because of the private rooftop alone and that actually gets privacy. They mostly tour homes that are on the market and not random ones suggested by the viewers. Especially if the owner of the property doesn't want their property to be toured. Like the former 50 cent residence. But a tour of that home is available on that one episode of MDLNY. As far as tours go, Eric rushes through each room and sometimes doesn't show all the rooms or most of them. Not in all the videos but most. Enes is the best one to watch for tours. He used to upload every Monday, but he doesn't do it as often anymore. But he's great and only 2 homes he has toured which I've wanted him to tour and it took a while for him to finally do it too
Thats every billionaires row building. A study that made waves a couple years ago, showed that 44% of the units of all the residential highrises on 57 street have never been lived in. Some studies show up to 75% of the units on the row are vacant at any given time. This building is likely even worse than the overall average, given the even higher price points.
I mean I would love to buy it if I was billionaire, but honestly, as another youtuber put it, when analyzing this unit or a very similar one, it's just so high that when you sit down in your couch you don't see anything but the sky, no city, no central park, just the sky, you proved it at 6:40 despite your best efforts to sell it. But to be honest, if I was a billionaire I would buy an incredible mansion 5 times the size, with gardens, private pool and god knows what else for the same price, not an apartment. Then again NYC folk love to justify the idea of living like dogs in a kennel, even the billionaires it seems. EDIT: credits where its due, you did an awesome job showing everything the building has to offer, not just the unit.
@@Classic-SB And do you think they live in the mansion or in the apartment?. From what I've read these places are for parking money or investment, hoping it's price will go up (which hasn't happened considering another guy did a video on this particular unit a year ago and it was listed for a much higher price). Billionaire's Row as a whole seems to have been a wild bet that didn't give the returns everyone involved was expecting.
But if you're a billionaire...you probably have another home somewhere that's 5 times the size with land, a pool, etc. This is about location. Whoever buys this, I bet won't live here just like many of the other places in NYC at this value. Oversea billionaires just buying a place in the city. Look at Jeff Bezos real estate portfolio for example.
Interesting, but l'd rather live in the Dakota, or some other historic building facing the park. Besides, after 9/11, buildings that tall make me nervous.
Same here. A nice 5-10 million 4-5 bed apartment in a historic building would be far more fun and leaves a lot of money for other houses, planes, cars and years of spending money.

Compared to the whole value of my portfolio during the last three years, I have no debt and a very little amount of money in retirement accounts. To be completely honest, the information provided by invt-advisors can only be ignored but not neglected. Simply undertake research to choose a trustworthy one.

Not only in USA, you'd be surprise on how many amazing buildings there are arround the world 😁👌
ok u watch too much arvin haddad
California is about open layout. NY not so much.
Congratulations, *Dale Valskov* I am relieved that you are out there fighting these thugs, We musttake every precaution to protect the elderly and the general public from these despicable con artists. Congratulations to You!! You deserve the Nobel Peace Prize for ensuring our security.
IKEA furniture and great view doesn’t cut it. For that money you’d get over a thousand acres plus a hundy spare to build. No contest
love the full experience, from street to penthouse! wish more listings did that
I keep seeing this pop up. Why has no one bought this multi million dollar box in the sky with no yard?
Love the video! Billionaires Row is out of this world!! I was wondering what camera do you use for filming your tours?
Would love some NY vlogs Erik!
Awesome videos man, some truly special spaces
I feel that the last bull run was bolstered by all the money being printed. Major returns next bull run but I think they will be tamer in my humble opinion. A 10x on *Dale Valskov* and a 15x on polygon are fair considering how much those two coins are interwov
This is a scam.
I appreciate the street-to-residence shot. Very immersive, nice touch
I think what people don’t realize is when you’re this far up, it’s tough to appreciate the beautiful architecture the city has to offer. Being this high up actually results in a far more generic view than an apartment at or slightly above some of NYCs most beautiful buildings.
That’s the truth. A few stories right above Central Park is perfect.
Great stuff Erik. Your videographer did an amazing job. 👍
150m and no private gym or pool is crazy
16:50 ....
@@RJYOUNG396he stated ‘private’. Sharing a gym and pool for that money? Nah.
@@EGO0808 True
@@EGO0808forget the pool. For that price not having a terrace is a deal breaker.
1:24 im so glad he showed the lobby i needed to see and know
When this apartment was shown on the Netflix series "Owning Manhattan", the price was 250 million.
i could never afford any of these but i love watching your videos because you show stuff that so few people ever get to see. thanks dude
After a month finally erik upload a video 👋
"going to take you up in 1 take" immediately proceeds to a cut and then fastfowards through the ride up lol
eh in person the idea sounded more interesting than the edit
well he did say 1 take and not 1 uncut shot
Thank you Erik for this spectacular visit , my dream house ❤
No pool in the unit? 150m and have to share a pool? Where's the bowling alley? This is very poor value for the money...
Really your best showing Eric . Amazing !
so many corner moments!
@@erikvanconoverAnd you always bring the best content right on par with the views! Keep it up! p.s. would love to see you tour the penthouse currently for sale at 215 Chrystie St.
I love how they've gotten time to put those new lounge chairs in the "grand salon" and absolutely loved the frame to 16:30 very humming.
Just wondering, How much of this building is occupied?
so amazing man ! keep it going !
Exactly.. have to open at least 5 doors to reach the bedroom
@@sorenlindberg8816 Well said. Just awful. $3 Light switches throughout. 😂😂😂
Cryptocurrency investments pay a higher percentage return than any other investment. Mainly Bitcoin ETFs, which mostly pay out every week
This year I reached 100 thousand invested in Bitcoin ETFs and other dividend income, it was exactly 1 year and 4 months, I already accelerated to reach 200 thousand, I think I will reach the goal sooner
How did you achieve this in a short period of time?
I would appreciate some advice please A. I am new to investing in stocks/cryptocurrencies. Can you guide me how to do this?
This is insane. This is an actual piece of art. Being in NYC is the greatest
So scary to see that none of all this has ever been used. Even the restaurant seemed like there’s never been somebody there except the cleaners. Just crazy
people with this sort of money don't have a large amount of spare time

Awesome job Erik!
We'd appreciate it if your toured the following places:
1. The Whitney in Detroit
2. Casa Loma in Toronto
3. Neverland Ranch
4. Granot Loma in Michigan
5. The Chris Mark castle
6. The mansion that 50 Cent bought from Mike Tyson and keeps trying to sell
7. Antilia, that skyscraper house in India whose owner won't live in it because he thinks it's bad luck
8. That house in Homer, Alaska
9. Ca'd'zan
@@Myself-yf5do I'm pretty sure the house 50 cent bought from Mike Tyson, he gave it away to charity or as a shelter home. I saw that in one of the episodes of million dollar listing new york
@@mohammedfaiisal Regardless, this channel should still tour it.
But he's great and only 2 homes he has toured which I've wanted him to tour and it took a while for him to finally do it too
@@mohammedfaiisal Enes doesn't show maps, but Eric doesn't show his stuff at night, so Eric and Enes even out.

WOW WHAT AN EXPERIENCE, just watching makes you feel what living in there would be. Thanks alot
Me with a net worth of around $100.000 watching this: "Interesting...🤔"
Well shot, really captured the height of the place.
Sorry, this has all the charm and intimacy of a hotel lobby! It's vacuous and cold. I'd never live there, even if I could afford it!
That was phenomenal and I can’t wait to see what you get the privilege to tour next👊
Is there someone living in this building? Empty restaurant, bar, wellness Area....
I had the same thought
Thats every billionaires row building. A study that made waves a couple years ago, showed that 44% of the units of all the residential highrises on 57 street have never been lived in. Some studies show up to 75% of the units on the row are vacant at any given time. This building is likely even worse than the overall average, given the even higher price points.
@@sierrapeaks so you're actually buying the whole building for 150M with all the equipment just for your own use :DD then this is a good deal
Eric this was another great tour 😃 It would be great to see some more day-in-the-life videos from you, like gym content and living in NYC.
People that buy these probably also own the mansion you are talking about
With 150M you can screw all the porn stars you know alive.
@@ScissorsRuns He is pointing out that billionaires dont have to choose. They can and will have both. You made it seem like its one or the other
But if you're a billionaire...you probably have another home somewhere that's 5 times the size with land, a pool, etc. This is about location. Whoever buys this, I bet won't live here just like many of the other places in NYC at this value. Oversea billionaires just buying a place in the city. Look at Jeff Bezos real estate portfolio for example.
Eric, hands down, the best apartment in the city. Thank you!
woahh I don't know about that. Give me a pre war mansion any day compared to this.
Interesting, but l'd rather live in the Dakota, or some other historic building facing the park. Besides, after 9/11, buildings that tall make me nervous.
Same here. A nice 5-10 million 4-5 bed apartment in a historic building would be far more fun and leaves a lot of
money for other houses, planes, cars and years of spending money.
give me the Dakota any day over this
