You are absolutely on song with this expose on the effects of the monopoly of a purported " essential"link in the building industry, by a single company that very obviously does not have the interests of the smaller New Zealand building companies at heart. As pointed out by yourself , gib board can be substituted with any amount of alternatives, and the bracing factor addressed in other areas of the architecture. Claiming that those situations highlighted by the video were mistakes and miscommunication by the said supply company, would be highly humorous, if the effects of this blatant attempt at strangling competition to them were not having such tragic affects on home builders, who already have the odds stacked against them. Josh Chapman, Your channel is an inspiration to all of us that follow you, your presentations, and a genuine passion for what you do, and have achieved, from your beginnings at Maccas, are reasons for anyone looking to get ahead, to be 💯 percent motivated. Keep up the positive, and good work.
Well said! NZ needs competition in almost every industry and aspect, self-protection will only bring prosperity to the monopolies and make our economy weaker and weaker, only by competition we can be stronger and competitive and creative thus providing more job opportunities. Costco is coming, I hope IKEA is coming soon as well as other big brand. NZ government should stop endorsing and providing convenience to those monopolies. It’s a Shame!
Completely agree. Coming from the UK It is sad to see how behind the times It is over here. I mean the blockbuster only closed down a year or so ago on my street and i Had not seen one since I was a Kid in England ! Where is the competition tho? If you need plasterboard .... gota get GIB If you need grocery's.... gota goto countdown, NW or P&S If you need homeware... gota goto wearhouse and Kmart shame on the Gov they could do more to encourage competition and bring NZ Into the modern world. to many boomers stuck in there old ways tho who dont think we need the change
Great video very informative. As a registered architect and LBP Carpenter I recommend in the long term we shift to Plywood or Fibre Cement as a brace element and ridged air barrier (RAB) on all external walls. That leaves just some minor internal walls for bracing. Those walls could also be lined with an alternative product (again plywood or fibre cement etc). GIB is the most over used lining product in NZ (not the only product !). Selecting alternative linings would offer more variation in our housing vernacular making the build environment much more interesting. Most importantly utilising a RAB vastly improves our built quality (sealed external envelope) whilst speeding up the overall building program.
Very enlightening video, Josh. I'm a retired Architect living in the Wallaceville Estate, Upper Hutt but still doing projects for friends and whanau. I've had to look at alternative products for my residential projects such as Save Board, Plywood, Fibre cement, Melteca and many others. Just need to be conscious of how the joins are detailed and what the final finish will look like. I admire your honesty in this video and willingness to help out other builders. I'm always looking for a good, local builder so I'm sure we'll meet up at some stage on one of my upcoming projects. Tiaki koe. George
It's crazy the councils have basically locked in the use of gib only. Having no alternatives gives Gib far too much power/responsibility. In a true free market economy without so much bureaucracy, monopolies like this wouldnt exist.
Having worked on many U.S. Government contracts designing buildings it is typical to avoid commercial brand names and if one does always have 'approved equivalent' and/or three options available. That approval is from the designer and/or owner not the local authority.
Well said. It's a similar problem in the plumbing industry when there was a massive shortage on dwv pipe and fittings and fletchers and Marley couldn't keep up with demand but because thats what the architects and councils know it's what gets specified. The same with caroma who are now gwa group. The lead times are 6-8 months and even than there no grantee. But that's what's gets specified it's what is in most qv sites and estimating guides
5 months later and I just walked into every place in town that would normally stock jib and they all had 50 sheets Most were 2.7 sheets but the odd place had 2.4 and 4.8 On the other hand there was heeps of pro rok
In October last year I renovated my boy's bedroom.. new double glazed window. Insulation etc. Still waiting on 9 sheets of GIB. It was meant to be their gift for Xmas 2021..
Good video! In Australia the engineers will not calculate any bracing load from the gyprock / plasterboard. Also we don’t have GIB as a supplier here but have a few alternatives
I remember shopping at bunnings in NZ and thinking it was way more expensive for almost anything, I lived and worked in nsw and shopped at bunnings in NSW, so about at year ago I looked up some common items on the bunnings australia website and compared it to bunnings nz prices, gyprock 12x24 in aust was $12 a sheet, in NZ bunnings a gib sheet 12x24 was $24, that was even before the shortages, decking screw boxes were double the price.....
Random question, but in a modern apartment that's been recently completed. How strong would the ceiling gib be? Which gib would have likely been used and it's thickness?
I totally agree with you mate I use to leave/build in Hawaii. They use ply around the exterior to brace the wall/building. You don't need to be a Scientist to know gib can't brace wall. We all know what going to happen when you try an hit the gib wall with the hammer. What I know is gib is just a finishing lining marterial. I was shock when I came here they using gib as a wall/building brace. I even mention that to one of the inspector that came on our site about 4yrs ago.
I’m Newzealand chippie , but have lived in the Uk for the last 20yrs, fletchers still hold the cards and the small traders do a better quality job but still get shafted. It’s wrong!
Any advice for a DIY person who only wants a few sheets? I suppose queue up like everyone else. I have been to places like Mitre10 but what they have is all wrapped and presold. Even framing timber none. Its crazy how a few mega companies can control the whole supply of building materials. Why is there no alternative interior wall linings is a good question. GIB is just a brand at the end of the day. No wonder building costs are so excessive in this country.
Fletcher building ahould fined as a monopolised market and Josh is right why is there not other alternatives for Gib .Monopolised market leads to inflation
Thats absolutely mental that they're getting away with that in Lincoln. I work on a lot of commercial contracts in canterbury, and they're skipping the queue time and time again for gib, really winds me up.
so how do the builders and the clients pay for materials so early in the building process? Wouldn't the bank release funds according to the agreed stage payment plan?
Looks like this is happening with some of the bigger companies, but a lot of the small medium guys don't have the resources to tie up in container loads of plasterboard
Has elephant all dried up. Surly we can just get an engineer to calculate and provide a ps1 for an alternative substrate. I've had clients in Auckland that the council is minimally involved. All engineered. Construction is nothing personal just insurance. Councils relax as soon as it's insured buy someone. I find It's all about covering their ass. As for Winstones and Carter holt holdings. Yeah that needs to be investigated. Like that's going happen.
I never understood why everyone specifies GiB over alternatives until you mentioned the bracing calculator. I knew it was thing but didn't put two and two together. Man, I used to push for local builders to order elephant board and they would be so reluctant. It sucks that Elephant haven't been loved enough to warrant a big investment so that they can step up to meet demand right now. They literally don't have enough manufacturing is what I'm told
I Built my house 6yrs ago and spec'd Elephant board, superior product! Arch's can do the brace calculations,i dont see the problem, even our experienced inspector said it was superior to Gib.
the housing system ... this is no new news. its just surfaced in the ugliest way possible. If I had to guess based on what I've seen in this video. its not about a gib shortage, big business have recognized a monopoly and used gib as a choke point. fletcher are able to move ahead of the industry by holding everyone else up and finishing their builds first. if true, I believe this would have been planned for some time. the economy is about to dive into depression and the housing market is going to crash as expected, so it only makes sense to pull the lever and burn everyone else in the process. its always the small guy who's struggling to make ends meet and pays all his taxes who loose in the end. its quiet sad..

Exactly !
Having worked on many U.S. Government contracts designing buildings it is typical to avoid commercial brand names and if one does always have 'approved equivalent' and/or three options available. That approval is from the designer and/or owner not the local authority.
There needs to be a more streamlined system for finding and using alternatives !
Great work talking about this. It's actually unbelievable that our government allows this monopoly to happen.

You're Welcome :)
Good on you for revealing this corporate made problem.. gib is just for cosmetic purpose... alternative uses should be looked into..
In October last year I renovated my boy's bedroom.. new double glazed window. Insulation etc. Still waiting on 9 sheets of GIB. It was meant to be their gift for Xmas 2021..
That sucks

Random question, but in a modern apartment that's been recently completed. How strong would the ceiling gib be? Which gib would have likely been used and it's thickness?
99% of the time it's 13mm GIB standard on the ceilings, with metal battens (rondo)
Recently used Elephant plasterboard and I couldnt tell a difference in the 2 products... watch out Winstones 😅
Good on you mate, great video
Thanks 👍
I totally agree with you mate

Well said! Situation is ridiculous
If it helps, we can ship you any amount of plasterboard you need from Canada 🇨🇦.
Ping me for details

Hot topic right now, I agree with the questions you are asking? Where too from here though?
I think its sorting itself out
I’m Newzealand chippie , but have lived in the Uk for the last 20yrs, fletchers still hold the cards and the small traders do a better quality job but still get shafted. It’s wrong!
Its frustrating

Talk to a local builder doing houses they will surely have some leftover

awesome Joshy!

so how do the builders and the clients pay for materials so early in the building process? Wouldn't the bank release funds according to the agreed stage payment plan?
yea its a massive juggling act right now
That is a good question for anti monopolies agency
If they had any power would this situation exist?
I think its heading that way
Hi from Thailand where plasterboard costs only $19.50/sheet and can be delivered to NZ in 8 weeks rather than from AKL in 8 months.
Why not use metal strap bracing instead? Just follow 3604 and then sub the GIB out?
Great idea
Looks like this is happening with some of the bigger companies, but a lot of the small medium guys don't have the resources to tie up in container loads of plasterboard
Next itll be Higgins monopoly on concrete 🤣
ahhhhh please don't joke about that haha :)

When we enquired Elephant was working exclusively with one housing company to give them all their supply
@@nzbuilder wow. Thanks for the reply.
Lockwood have a solution to this problem :P
not sure Lockwood can facilitate 30,000 building consents

Manufacturing or importing issues?
Elephant board is a Siam Gypsum (Thailand) importer.
@@samt5663 they said manufacturing but God, two salespeople communicating at base level of the business. Could be wrong for sure
Yeah we got told Elephant is dealing directly with several large companies which had gobbled up all their supply
