      @@BradGoetz thank you!! Will do! I have been doing research for a few months now. Moving without ever having visited haha... our plan is to rent for 6 months or less and purchase property ASAP!!! I was looking at Weston, Mount Dennis, Rockclyffe-Smith and Mimico for homes. Needing something close to highway and TTC.

      As of right now with Covid changing the Air BNB rules on condos, the Toronto condo market has a good amount of inventory with people either selling their units or renting out long term. If it stays like this finding a short term rental shouldn't be too hard as some landlords may not want to get tied into 12 month leases.
      Mimico is an area my grandmother grew up in. Too bad they never kept that house, it would be worth a ton today.

    What would be your recommendation for the best value real estate between commute time, distance to go station etc?

      Hi, Eamonn, if you are talking within Toronto focus on affordable areas that are close to the subway lines. Close to that and your golden as it's easy to get around.
      If you are talking within the GTA, I would focus on full service go lines, which I believe is the lakeshore east/west line. Some who are looking at moving out of Toronto do want to be able to come visit Toronto with ease, meaning they wouldn't want to be close to a line that only operates during work times or don't run late. Hope that helps 😁

      @@BradGoetz would you stick to East of Toronto? Or mimico /Burlington direction?

      @@TheEmc1992 really depends on Budget. Burlington has ranked high in best places to live. But it's pricey. I've helped some move there and I still stay in contact and they love it there.
      Mimico is where my grandma grew up. If only prices were what they were back then.
      I'm a fan of the east and I see very good potential for future values as it's so affordable comparing to other GTA areas

    Is it worth having investment or rental property? Knowing it has high percentage of capital gain tax?

      Hi @red letters, investment properties all the way. Capital gains taxes you on 50% of the gain. Meaning if you made $100,000 you would only be taxed on $50,000. Sounds pretty good to me. I'm a huge advocate for real estate as an investment. Being able to leverage 20% down but your increases are based on the purchase price is phenomenal. It would be like paying $20,000 for $100,000 worth of stocks. Reach out if you need any help.

      It would be best to consult with an accountant, but I believe it would be your regular tax rate.......
