    Agriculture land to Cottage:
    - Land use change
    - Cut and fill of plates (Land will be in smaller width plates/khet)
    - Retaining wall of stones 1 meter to 1.20 meter wide
    - Concrete road for connectivity, if already not on road
    - Water line from some other place to your site at own cost
    - Electric line from some other place to your site at own cost
    - Boundary of your plot
    Now, your plot is ready for building a cottage over it.
    Next challenges:
    - All material from cities at plans.
    - Sometimes all mode of transport needed: Big truck, Mini truck, 4x4 pickup, Pony, Porters.
    - Anytime rain
    - Scarcity of expert manpower and technicians
    Cottage is best, if:
    - You can afford the cost
    - Either in gated society or manned with round the year caretaker
    - Suitable for Home stay as per Uttarakhand Govt policy

      तीनों जगह कम और ज्यादा रेट की जमीनें है। जमीन का रेट लोकेशन, फेसिंग, डेवलपमेंट कॉस्ट, सड़क आदि से तय होती है।

      Land use चेंज कराने के बाद। अगर 250 स्क्वायर मीटर तक लेंगे तो रजिस्ट्री आवासीय में होगी

    Total misguide ka rahe मानता हूं इनकी सारी बात सही है परंतु सब मे इनके रेट बहुत ज़्यादा हैं कोई भी कांट्रेक्टर with मटेरियल 1800 से 2000 sq फ़ीट में बना देगा और रही बात डब्वेलोपमेंट कॉस्ट की तो 1 नाली के प्लाट में बहुत ज़्यादा 4 से 5 लाख का खर्च ये रेट 2021 के है सचान साहब लूट लो प्लेन वालों को
