    Thanks for providing such good educative videos. I watched various videos on guidance for land purchase in Nanital and your video is by far the best in terms of clarity.
    I have one question which is not clear to me - As per Rand Reform Act and subsequent amendment, any non tenure holder ( Family of Husband, Wife and Minor Children) can purchase upto 250 Sq Mtr of agricultural land for residential purpose in a village. Are Major Unmarried Children constitute part of family or treated separate? If family consist of Husband, Wife and two unmarried Children of above 18 years than can this family buy a agricultural land for residential purpose of 250 Sq Mtr or 750 Sq Mtrs.
    Looking forward for your response.

      Unmarried children above 18 also counted as a family. You can buy only 250 mts.

    Thank you. So it means that a non-uttrakhandi person (Indian) can buy land for home stay purpose outside municipal limits. The question is that is there any limit on land size. Looking forward to your revert on this.

    Aapse ek nivedan karna chaahta hun ki kya aap aisa video banaa sakte hain jisme Vikasnagar (Dehradun district,Uttarakhand) area me agricultural land aur non agricultural land ki measurements ke baare me jaankari ho.
    Agricultural land:-
    01 beegha= kitne Biswa
    = Kitne sq feet
    = Kitne hectare
    = Kitne sq mtr
    01 biswa = kitne hectare
    = Kitne sq feet
    = Kitne sq mtr
    Non agricultural land :-
    01 beegha= kitne Biswa
    = Kitne sq feet
    = Kitne hectare
    = Kitne sq mtr
    01 biswa = kitne hectare
    = Kitne sq feet
    = Kitne sq mtr
    Main Indian Army me sewarat hun. Mere saath kisi ne jameen ki measurement ko lekar dhokha dhadi kar dee hai. Meri lagbhag 01 beegha jameen hadap lee hai .Uska kahna hai agricultural land ki measurements alag hoti hai. Jabki yahan (village Jamnipur) Vikasnagar area me jitni bhi jameen sale ho rahi hain sab 8100 sq feet par beegha ki measurement se sale ho rahi hain lekin ye aadmi 8100 sq feet par beegha ko nahi maanta. Kaun sahi hai kaun galat hai, main nahi jaanta. Aapse request hai ki meri samasya ka samaadhan karein.

    I think there should be complete ban on this because outsider ruined our beautiful birth place.. Take example of Dehradun. Ya it is developing but losing its beauty day by day as it is easy to buy land in UK for outsider bcz they have money but not enough land whereas UK people have land but not that much money. Outsider are exploiting also it all because of land mafia in UK.

    What i dont understand is why would land for agricultural or horticultural purposes be banned especially if it is for organic farming and employing local people. Infact its the things they have give permission for that should be banned like Tourism, industrial purposes or big hotels etc. cause they will not only put a strain on the resources on the place, cause crowding but will also pollute and destroy the place!!
    People who want to stay in UK by respecting nature and mountain life only should be allowed.

      Implications have already mentioned in the comment section . Leave the confort zone and assimilate it. According to Section 118 oh Himachal Pradesh land transfer and tenancy Act , only the person who proves on the basis of authenticated documents through Patwari that he or she has been continuously residing in Himachal before 1972 can purchase 12 biswas of land only in Municipal area. One has to file an affidavit that no family member which includes mother,father,brother and sister have no land or house .
      Sub-Section DD-2 provides that if you fails to construct house within 2 years land will automatically vest with the Government. If constructed well in time then you can not sell it without permission . Even after permission property can only be sold to OriginaHimachali only.
      Further non himachali cannot purchase even a single inch of AGRICULTURE land whether you might have been residing over the 100 years until you are a Certified agriculturist . If any Original Himachali becomes landless then there is space for him after meticulous verification to make him agriculturist by giving government land as नौतोड़ भूमि

      If the zoning rules and the housing society management rules allow it, you can use or rent your residential property for commercial activity. However, states have different sets of rules on conversion of residential property to commercial property

      You can't buy land in chopta if you are an outsider because chopta is not under muncipality area , I am telling you because I am from chopta , in hilly areas you can only buy property which comes under municipality area so try in capitals like Srinagar , Dehradun ,hladwani or cities like that

      Umakant Gairola if there is any fear of extinct of indigenous people then such people kept themselves in isolation ( take the example of Sentinelee tribe of north Sentinel island of A & N island group , there are still in isolation no contact of outer world).
