    पहाड़ो पर शांति ,सुकून और नेचर की खोज में जाने से अच्छा है कि हम जहाँ हैं उसी घर को और उसी मुहल्ले को आपसी प्यार और भाईचारे से स्वर्ग बनाने की कोशिश करे।
    मैदानी भाग तो हमने डिस्टर्ब कर दिया पूरी तरह अब जो बचा है हमारे देश के पास उसे बचा ही रहने दिया जाए।
    इंसान के जीवन मे अगर संतोष और आत्मिक खुशी नहीं है तो उसे माउंट एवरेस्ट पर चढ़ कर भी सुकून और शांति नहीं मील सकती।
    जड़ से जुड़े रहना बहुत जरूरी है।

    1. legal agreement in detail, with milestones and payment plans.
    2. if you have time give on labour cost only
    3. dont ever give advance too much money, tell this to contractor before hand, that you will hold 10-15% money
    4. they will always do wrong naap to increase bill, be expert in that
    5. ask and document roof extension, extended carpet area, open balcony, stairs etc etc, as some includes 2 ft skirting and some charge.
    6. be informed, so builder has impression you know things, dont let him ride on you
    7. have good local reputation
    8. dont be shy, be on the face in money measurement quality talks and get it on paper
    NOTE: In many places now in Uttarakhand, the govt body like MDDA, THDA, Nainital Development, Raniket Development. etc are very active and has included many many villages, so you need to get a Map from a approved architect as per byelaws setbacks etc, which can only be passed by those authorities, in some village just gram pradhan or jila panchayat sign works, in ranikhet and other army cantonment areas, its passed by their board, there is total ban in construction near rivers, and 200 mtr ban on ganga.

    Cement ke jungle nahi banane chahie ; apne khud hi apne gaon ke purane ghar bataye he,vahi banane chahie thoda muskil he par mumkin he. Vese bhi aap ko ye banane me taklif to ho hi rahi he.

    सर मैं एक कांट्रेक्टर हूं, प्लेंस में मै पिछले 17 साल से काम कर रहा हूं, यहां मैंने विद मटेरियल बहुत सारे रेजिडेंशियल मकान बनाए हैं। मेरा प्लान भविष्य में mountains में अपने लिए एक छोटा सा घर बनाने का है, तो मै आप से मिलने का है तो मै आपसे मिलने का इच्छुक हूं,ताकि आपसे अच्छा सा guidence ले सकू।
    वैसे मै एक biker भी हूं और हिमालय मै कई जगह लगातार बाइकिंग और ट्रैकिंग कर रहा हूं।
    कुछ समय बाद नैनीताल साइड भी आना होगा तो आपसे मिलने की बहुत इच्छा है,कृपया बताए कि मुलाकात हो सकती है या नहीं?

    Humne bhi apne gao gangolihat mein ghar banaya tha 2 saal pehle .. bina tile k .. with attached washroom one hall in ground and one bedroom in first floor internal stair n kitchen.
    Kafi basic tha.. kuch purana ghr k pather se deewar aur nayi deewar bricks ki. Total cost 5 lakhs aayi thii. Overall we are happing only thing humko lagta hai floor and terrace should be more thick but sabk ghar vaha aise hi hain ..
    Ab hum usko renovate krna chahte hai with exterior tiles and internal tiles and wooden work. Kyuki ab hum saal me 1 ya 2 baar to jaa pate hai ghr bannne k bad.

      @@drdeepaksvlogs3073 Ji maine 2 jagah plot dekhe hai Mukteshwar mai Latibunga aur Hartola mai ...bas 24-25 October mai jana hai final karne ...mujhe 2 Naali approximately 12 lac mai mil rahi hai road se thoda 100 mtrs andar jakar hai.

      Constructions in hills not that difficult, if you use sustainable nearby building materials, which 99.9% people don't and ruin the hills.
      Hills will soon be concrete hills.
      Himachal is coming out with good eco buildings.

    Why didn't you made the mud /cob house? It's very cheap and durable as compared with cement & mortar house. Loads of benefits of mud/cob house.

    Mr. Punjabi how much cost do you foot 😤 on turn key basis to a builder,time and how do you work out payment schedule with builder and how do you link it with work progress??

    The major challenges are finding the right land through the right dealer (very few of them are trustworthy - don't go by their volgs). Sometimes you will get land with the assurance that right of passage will be given and then people backtrack on their assurances. You then end up buying access route at an exorbitant rate. Road head land is very expensive and water source is always an issue.
    Then like Love rightly stated you get across numerous fly by night contractors who have little to negligible knowledge and you get short changed. They will take an advance and simply vanish or do a very poor construction job using inferior quality materials. So you are left with a construction quality that is definitely not suitable for the hills. Remember, building a home in the hills and plains is very different. Doing it in your own is just not worth it and relying completely on others also does not work so in effect you are kind of stuck. Last but not the least there is no source of income in the hills. Visiting such sites for a few days is always a bliss but staying here is not at all easy especially in the winters with power cuts due to fallen transmission lines and water pipes freezing. In the end please remember that "The grass is always greener on the other side of the fence."

      जी महंगा नहीं पड़ेगा, ना रंग करने का झंझट ना shrink करने और ना सड़ने का झंझट, वैसे भी साल और सागौन में दीमक नहीं लगता पर आज के टाईम में स्लाइडर बेस्ट साबित हो रहा है

    trekker ji> old shipping container based prefeb home would be cheaper than building using conventional methods in remote location wat r ur thought abt it ? also another approach can be PUF panel based which can be faster and also more sound and thermal insulated than conventional woood/brick based house.
