I haven’t seen this episode in ages! It was during London’s crazy “property bubble”. I was gutted for both buyers, but I did some research with the flat Nishita wanted to buy, the vendor actually accepted an offer way below what she offered with Phil. And I saw the flat on the market a long while ago selling for less than her 455k budget which is good in a way that she didn’t get it as it wouldn’t be a very good investment in the long run.
It's time to change house buying laws in England. Accepted offers should be signed by both parties as a binding contract. This present system just encourages this vertiginous rise in prices

Great programme felt sorry for them both. As I always say it is always great to see young people working hard and trying to succeed against all odds nice people and I hope they find the homes they so deserve. Also very sad news about Phills parents in August I hope he is coming to terms with such a tragic event in his life. I wish him the very best of luck I succeeding in doing that. They really are both brilliant presenters who make the show so entertaining to watch.
This episode was produced in 2015 and watching it in 2023, I find the clothing pretty up to date. I have been watching many old episodes and try to guess what year they were produced based on the fashion.
Accepting an offer should not be reneged on unless you are in a chain and something goes wrong with a purchase of a new property. This should be illegal. Follow through or don't accept.
I agree! It blows my mind that the UK real estate market allows such underhanded actions to happen. Here in Canada, if you make an offer, and it's accepted, that's it. If the deal does get cancelled, for whatever reason, the buyer loses their deposit. The vendor cannot legally change their minds without some financial penalty.
I agree. Here in Canada, as well as many other countries I presume, binding contracts are signed within hours of an offer accepted. There are financial penalties if the contract is breached and that’s the way it should be.

Thirty one years ago I bought the 'dead cat' house. Still here and glad I found it! That attic - with a view from the bath (ha) - was crazy expensive for it's size. If you purchase with another person, do you have to have a contract together? The property market is so difficult for young buyers. Even with a healthy budget, a good down payment and lots of good advice, things still don't always work out. I hope they found something in the end.
It broke my heart that Nish lost the apartment. I loved it so much, it was absolutely perfect for her. Stupid system if, once sold and "taken off the market", it can be sold again if another party offers more money.
Would love to know exactly when a property goes unconditional? I find it an unacceptable practise for a vendor to agree a price with a purchaser and than back out and accepts another offer.
Not to be mean but I like when it sometimes doesn't work out as it shows the negatives and pluses of house hunting. I think it is important people who may interested in purchasing a home see both sides.
I agree. It also shows the viewers that this is not a scripted show. With the U.S. house shows, the buyers have already bought one of the 3 or 4 properties, and they pretend otherwise to make good viewing.
I got into a bidding war, and found out that the person who won, bid $5000 over me. I then heard that the seller reneged on his acceptance of their offer because he felt he could get more money, in re-listing. This can really hurt the reputation of a real estate agent, and I felt badly for the people who thought the loft was theirs. (Toronto, Canada). Meanwhile, people's lives hang in the balance.

I don't understand how you can have an accepted offer and then another offer comes in that is better and the vendor accepts that one!!! In Canada that is not possible. If you accept an offer then you are committed legally to honouring that offer.

This buyer was specifically looking to buy while in a high earning job and then planning on downgrading into a job with greater satisfaction and a better work life balance. If children are part of the plan then she needs to future proof

Ahh such a shame. before I got to the end of the video I was worried their offer won't get accepted as lower than asking price but then was overjoyed when it got accepted. Got disappointed at the end of the video but not surprised having gone through this myself. IMO it's best to offer asking price or slightly over to better guarantee you get to completion without the vennor pulling out. Ngl the whole process is daunting especially for FTB.

Again, I would like to know what happened when they decided to sell (or let's say one decided the move, the other two decided to stay, how they settled financially.
It would be even better if you made it clear what is happening elsewhere in each property...not perfectly clear if the unit is second or third floor...

The UK is quite odd. Here in the USA, once a seller accepts an offer and both parties sign, it's a done deal unless inspection or financing falls through. It's not fair business practice to agree to something and then turn around behind someones back, and basically lie to them, saying they accept an agreed purchase, and then not fulfill a cotract. In the USA you could be sued doing that here.I don't get it ,and glad I don't live in the UK!
This happens before any contract is signed, it's called Gazumping, once a contract is signed though then it is binding. it takes time for contracts to be written so between the time of acceptance and contract, the house is still basically open to higher offers.

We also have 15 or 30 year mortgages here, those are the most common. It is my understanding that in the UK they do not have that either. Only shorter loans like a couple of years. Then you have to get a new loan
25 years is the cap for a mortgage, or atleast it used to be, there is now what's called an extended mortgage which can take you up to 40 years. @@michellewinkler3985

No, it is not-----if your agreement is oral, only. In every US state of which I'm aware (I've bought real estate in three), the seller can back out until a written agreement is place, with no consequences, as can the buyer. After a written agreement has been signed, the seller cannot back out, and can be sued for specific performance, should he try. If the buyer backs out after a written agreement is in place, he simply loses his earnest money deposit that accompanied his written Offer to Purchase agreement, to the seller.
