Inflation and interest rates are interrelated. You can't expect inflation rates to go 8% and interest rates to 3%. Usually house rent is increased 5% annually so it's not doubled in 10yrs. Ex if today rent is 20000 then after 10yrs it's 32000. I have great respect to Ram Prasad but it's misleading. own house is only emotional subject we accept. keeping it apart, purely investment in financial planning buying apartment is utter waste. Staying in rented house anytime you can shift to any place and always in new updated model houses (trendy 😃) we all fall in emotional track, one who overcome this will do wise investment. Always cash in hand is king only thing is you should know the investment tricks. It's only my opinion.😀

If own house is there fd is good instead putting on another house purchase,rent will double in 20yrs @5-6% increase per year,for senior citizens it's about 8.2% ,if 7.5 lac per year interest earned and for monthly expenses 35k pr 4.2lac remain amount will be accumulated in fd will increase fd amount and interest amount also.

sir! who will give 50k per month rent for 20 lakshs flat? when your rent is 50 k then only u will earn 6Lakhs per anum. for both 20 lakhs flat u will get 12lakhs per anum. if u got that much rent for a 20lak house that is a wonderful income. but the person who is able to give 50k as a rent for that 20lakh house, dont u think that he will also purchase the same falt by apply a house building loan of 20lakhs and he will pay emi of 50k same to own that house, which is a easy investment.and taxation benifit also for him rather than paying rent. uour wrong calculation will misguide people . revise yourself. u said if u have ! but u should think as u are already have that. change the thinking will changes our future. i hope u understand what i mean.

Home loan, its a trap, alll has to work in their life time to pay the Principal and interest of Loan.............dont take loan and dont cry every month while paying EMI

In my view FD is better than liquid funds unless you collateral it for trading
in my own perspective. keep ur bulk amounts in mutualfunds like Nifty index as they never fall to zero in any circumstance's. for long term without lossing your capital. u can apply for a swp (systematic withdwal plan) also for monthly of 6% appx it will give you double benifis.
What about latest thirty storeys construction where people are investing one crore. Thirty years later if new construction is to take place then all should agree. It is not easy to find concensus among all. Suppose a person is fifty while buying a house after thirty years he will be eighty where he can't take risk of demolition. 😊
