  • 7 January 2023 | Barrio Walk | I'm finally out and walking around a barrio again. This time the Residencias of Los Altos de Veracruz just south of NIC-14 on the west side of Sutiava in Leon, Nicaragua. This is one of my favourite neighborhoods in the city, it is essentially a large colonia of Sutiava. This is a rural subdivision that is very upscale with lots of open space just waiting to be developed. Originally a gated community, there is no longer an active security guard. Hopefully in the future that feature will return. So many really beautiful and interesting houses in this area today. Residencia Los Altos de Veracruz

    A difference with me. I like the place I live enough not to change things. And telling others where I live would change things. When Americans move in rental prices go up 300 to 400% I lived in Fatima and Colonia Universidad in Leon. Both gated and actually had guards present 24/7 And both had patrols as well., I would pay the guards to come by and water the yard and return a half hour later and shut it off. Once or twice a week I would give the guards a broasted chicken. Those 3/2 houses were both $180 a month. Unpaved roads turn to mud. You dont want to be walking in that.
    Finally hooked up to someone and will be building electric scooters, motorcyclea and cars. Goal is to keep them under $1500, $4000 and $6000 respectively. My motors of choice alternators converted to 24,000 watt motors and direct drive to hubs. Neat thing is unlike my 1200 watt scooter that is 72 volts and motorcycle that is 90 volts, these will run on just 12 volts. And plan to use LiOn batteris used in power tools, That way all can be individually removed and recharged with the option of carrying spares.. A complete set of charged spares would give over 350 miles range. Meaning anywhere in Costa Rica is in range without recharge with the spares. Also if one pack goes bad far less expensive to replace. Einhell from Germany. No parts from the US if I can help it.
    On the electric scooter I reprogrammed the controller module and raised the speed from 55 KPH to 70. has 4 modes of operation. And I unlocked the 4th mode previously not accessible. Bugs me though as no information to be found and can't even find which country its made though suspect China or India. They are sure secretive about everything.
    Plus contacted another that puts 2 stroke motors on bikes. they are 80 cc, and nothing over 50 cc is legal. But the engines do not show displacement so police won't know. And it is $140 for the kit and $20 for the installation. So these should be affordable for about anyoine here. I will put heavy muffler insulation on them. It raises power even more and quiets the engine. Those engines are from China. Not even a manufacturer to identify. Sold by Alibaba. No investors wanted or needed. This is a sole proprietership.

      In theory, but what we've seen here is that rentals on expat enclaves go up, but the local prices stay the same. The two remain so separate that even though we are constantly talking about how much opportunity and great living exists, essentially no Americans are actually prepared to take advantage of that and those that do are so spread out around the country that really we are just helping to slightly (and very slightly) offset the gap between supply and demand for the houses.

    Thanks for showing this stuff. Some really interesting looking properties and potential. Hey Scott, when you walk around do you ever run into issues with loose dogs? (be they strays or pets)

      One time a dog nipped me somewhere super painful because i stopped petting him. Other than that, never an issue.

      @@ScottAlanMillerVlog Oh wow, that's too bad. Still good to know and thanks for answering that. I like to walk, but some times have had issues with dogs in unfamiliar places, be they in other countries or in the U.S. Couple close calls, and confrontations, but never been bitten thank God.

    Is there a way to rent one of these properties for a couple of weeks? Dirt roads don't bug me, price does.

      I'm going to guess "no". Six months is the shortest lease I've heard of. The effort to make it available for a few weeks would be too high for the money.

    Hi Scott!
    Does your US passport have to be more than 6 mths from expiring to travel to Nicaragüa?

      It's always good to have a passport with 6+ months on it, if you are close to that, just renew it. But Nicaragua does not, officially, require that your passport be valid longer than the time of your stay. Our nearest country that does require that, to my knowledge, is Guatemala.
