    If the preliminary work is so bad you are probably fortunate that they are not putting up a building for you. A blessing in disguise.

    take the building inspector out for a beer.......... you will learn everything you need to know.

      yep, ask about good reputable contractors, good products (kits), maybe any DIY that know all the pieces and would be a good neighbor and take them for a beer. People love to sit and tell their story. give them an audience. just saying . All the best my friend.

    I feel your pain. I’m a fellow auto trimmer, I’m in the process of building a new shop in N Carolina. We have a house there but don’t live there yet. The what I thought would be an easy project turned out to be a not so easy, and it’s costing about 50% more than I expected. Engineering plans are a must nowadays. Sometimes it’s easier to ask for forgiveness then permission.

    You are correct hiring a local contractor for your building. Most likely they will have the same values you have. You will not regret building a larger building even if you don’t use it all to start.

    I used Steel Building Systems 5 different times for buildings and they always did a great job. They provided the correct plans. They are located in South Georgia

    John, I can truly say you’re not in California anymore. Fireworks show, machine to cut wood no Face diaper. Good food and great friends. Your business is going to really scale I know it. In the words of William Wallace (Braveheart) FREEDOM…….. 🙏🏽😊🇺🇸

    A post frame building is better for interior enclosures it's wood to nail to ....if you want to save money then maybe you should think about building it yourself it takes a little longer but you will get a better job done....no one will be more conscious about your building than you .....good luck with your new shop .....

    John, If you can, add rough-in stubs in the slab before they pour the concrete. I used 2" PVC large radius elbows, staked them so one end will be in the wall closest to the house and the other in the dirt just outside the building (and capped both ends). May want to do 4, it makes it easier to later add electrical, water in for sink, water out to a later added French drain and a data line in for internet which you'll want to convert that to wireless inside the building.     John, I like your attitude and guts to get a sawmill at this time. I agree that it will pay for itself when the building shell is done and you start finishing the interior etc. I still think you should schedule a "barn raising" event where people could show up for a weekend and help you clear land, burn brush etc. If you had six to eight people show up you could get a lot done in three days. The only thing you would have to do is feed people. I would be willing to come down for a long weekend and it may surprise you that others would also. Thanks, Ron H Shoreview MN

      Thanks Ron! Yeah I think the saw mill will pay for its self in no time. I have a million projects requiring lumber and people are constantly giving away cut down trees here in the south. Plus it will just be a fun tool to have.
      I have strongly considered you suggestion and offer to do a barn raising and it may well come to that. However I currently think it still makes better financial sense to pay an expert to handle this part so I can get back to making money and growing the business a lot faster than if I decided to tackle this myself. Its hard because I usually the type to say F**k it I just do this myself when I run in to trouble like this. But I feel that that may not me the smartest move financially if I factor in the opportunity cost lost from not being able to take in jobs.

    Yes almost ALL Metal building companies are the same with generic plans and most without contractors licenses. I know this is hard, but maybe you should look at putting up a Pole Barn that are several companies that do that and you will be much happier in the long run. Gives you more space for insulation.

    I loved your dogs thank you for the information I have some troubled with some land I bought I understand your frustration but there's one thing my mom would tell me everybody has a god-given talent when you be able to get back to your gift it would be greater than you think this is just a stepping stone

    You might have a chat with your state. I live in Oklahoma and there are a couple regulatory commissions who we can contact when stuff like this happens to people and they help. Not sure what that would be in Alabama but I would be surprised if something like that doesn't exist there. Possibly your local district attorney office or even state AG. They likely have an office to help people. Once you find out what agency does that, simply telling them they have to return your money or you will hand them over to the state will change their attitude. If they are engaging in fraud across state lines then they may be liable federally as well.

    I really appreciated this video. Like you, my expectations of others were always equal to my own integrity and beliefs. Once I learned not to have certain expectations of various people and certain situations, my entire life changed. I also learned that having a business when you have a high level of integrity is sometimes difficult. Difficult to deal with other like business owners/officials whose human nature doesnt match your own. I am confident however, as painful as this has been for you, the experience is going to propel you forward in a big way. To grow and learn those lessons we never otherwise would have the opportunity. Yes, opportunity. You WILL be okay with the bigger build financially. It is what was destined for you. Youll see that one day. Until that day comes, just know that when you are thrown curve balls, just smile and know you are to take a right turn, not a left. Much love to you and your beautiful family. You dear are going to be oh so successful in your new endeavor.

    Use the sawmill to make your posts for your pole barn, build the trusses as well.
    Find someone to draw up some real plans, get an engineer to design the foundation. You could build it for next to nothing out of pocket lumber wise.

      Yeah I considered that but I feel like it would make more sense to pay someone that knows what they are doing so I can get back to work and making money again faster than if I decided to tackle it all myself.
      I do plan on using the saw mill to build a a storage building for the John Deer and all my other toys though!

    John you also need to check out and find out what you need for water ,sewage , and electrical ,I'm sure a local contractor will know but not a bad idea to know also , I havn't been around the site to much lately as I'm building a new building I understand your thoughts for the saw mill as I bought a boom truck to use for setting the 50' trusses < my wife got pretty good at operating the truck so when we were done I sold it and recouped my money. Luckily here in rural SE Ks.out on the farm there is not so much red tape and also I had a lot of the lumber and metal bought as I found a good deal.

      So I'm not planning on putting sewage in the building because my house is just 100 ft from the shop. I may put in water for a hose at a later date. Im going to worry about electrical after the building gets put up. Probably gonna hire someone to get power to the building and install the main breaker panel then finish all the interior electrical my self.
      That awesome with the bucket truck! I am wanting to do the same thing with an excavator because I want to dig a pond where that quick sand pit is in my yard.

    I looked at all the options and went post frame for my shop using a local contractor. I have engineered drawings for my specific building from the contractor that were approved by the county. My post frame is built like Kyle from RR buildings on you tube does them with some personal changes for my needs. No regrets.

    Have you tried chatted with the inspector about what companies are good to use for buildings?
    That would be a great person to chat with as he does see everything first hand.

      Yeah I have tried that with no response. I think maybe they aren't allowed to do that legally or something.

      @@Theluckyneedle I'm building a 36x60 addition to my current 24x36 shop myself n designing and buying the kit from my Local Menards $36 fully insulated and metal interior walls. Doing the concrete floor and wiring myself too. Makes it a lot easier to get my permits through my local Planning n Zoning, plus adding it to my Insurance.

      Yeah I considered going with a Menard's building kit but they couldn't sell to me because I am out of their service area. I'm assuming their building dont meet the hurricane rated codes here.

      @@Theluckyneedle Probably just out of their delivery area, they can supply materials for all code ratings. You would have to transport everything if you purchased from them. But if nothing else you can use their online designer n plan your complete building to get a good Idea of the cost for the material.

      No I haden't considered that. Do you have any information on that. Is it possible to build a building 40'x60'x14' with cinder blocks and pass code?

      @@Theluckyneedle hell yeah and probably a lot cheaper and will last forever. And if you want to brick it in the future or put siding on it or what ever. I don’t have any specifics. My dad was a block,brick mason and I know he built several block buildings for auto shops

    There are plenty of ways to get a shop built, glad you were not defrauded of too much money. Can you build the shop in two identical halves to cut the initial investment in the building?

      Yes I can and have considered that. Its pretty easy to extend a building length wise but not as practical to go wider. So now I am trying to go as wide as I can afford.
      Thankfully Chase Bank was able to recover my money and I won the dispute claim!

      @@Theluckyneedle Was your old shop one bay? it seems to me a three bay front would make sense. You can double the depth and add an RV/boat size door on the back later, unless you are doing RV's now. Great opportunity to design your own building.

    You're young and probably will use the building for decades, plus it will be depreciating it, which will be a big tax benefit. Nobody likes being treated like that sales guy did, but it could be a lot worse.
