    Overall avg cost is $445k for a new home in Austin. We are seeing new track homes, 1800 sq ft in the market for $275k. Much to high for what they are worth.

    I see this clearly in my neighborhood yes it increases the property values but the property is not nowhere near their asking price they are just robbing people for the sake of a stupid investment good luck people

    Naples is WAY OVERPRICED. I live here, it's out of control.

      I recall going away for a long weekend in 2021, and when I came back I had to recalibrate myself to the new price points. Remember Naples Park in 2016?!

    You did not mention two most importent senarioes:
    1. Stock market is down, because of democtats missmanagement. People have to take money from the market to pay for the house.
    2. Buyers have an issue to take mortgage, because of low appralsal by landing companies.

    They lost $50,000 yo $100,000 in value in 2 months? Trivoli Pelican looking for HOA close to $20,000 a year which is worse than NYC taxes?

    Over priced and the bank won’t loan money on well over priced houses and so the deal they made but the mortgage company won’t make the loan on over priced property now all the money the investors are trying to make by screwing the buyer and the loan officer is blowing up in their faces

      In some cases, yes, homes won't appraise. In many cases they do. Remember a house is only worth what the market (a buyer) is WILLING to pay for it. Loan officers are a just tool a buyer chooses to use to get what they want. I'm hopeful we will see more of a stable market in the coming year... one that is equally fair for buyers and sellers.
