  • I use the AccuTrak VPE-GN Ultrasonic leak detector to find leaks on a dry system. The results are very impressive.

What are your thoughts for improving dry systems? What type of system do you like for protecting areas prone to freeze conditions?

I own a self storage facility and we have dry systems. One system is losing about 5psi every 24hrs. I suspect the leak is in an occupied unit, would this be able to detect the leaks through a layer of sheet metal? There are very small gaps of space between the sheets so it’s not completely blocked off. Also, if it’s a pinhole that’s dripping water and not hissing air, it probably won’t hear anything from that would it? Very cool tool! Probably going to buy one as the dry systems are an issue. Cheers

Unfortunately it won’t be able to pickup the sound through any material. You might get lucky and pick up something through one of the gaps, but that’s not likely to. It is definitely harder to detect if there is water dripping. If there isn’t room to crawl through the attic, you might need to undo some sheet metal. Not a good option.

It depends on several factors. It's not uncommon to see 100+ years old wet systems that are still in service. Dry systems tend not to last as long due to corrosion.

I wish my company would get one of these.. we had a pretty big leak one time and I decided to cap of certains parts of the building and pressure the system once the cap was on, we located the leak in under an hour

Great videos. Have you had any experience with the General Air Vapor Pipe Shield product? My job as a fire inspector I have seen a training on it but never seen one installed.

It would melt. An attic fire gets hot fast. Typically multiple heads activate before it begins to control the fire.
