I just found out you can buy/build a quadplex as a residential multifamily property, living in it while renting out 3 of the units to pay the mortgage and the other expenses plus make a living on it.
I'm interested in building a fourplex because I like it to be brand new and designed it so everyone would be happy and comfortable.
I've always lived in apartments and am always remodeling them in my head, and there's never enough storage.
I'm checking out how to get started even with no experience and very little money. I think maybe I can make it work here in california. Townhouses with a garage sound like a good idea.

Hey Jerome, This is exactly what I was thinking about doing! But I have a question, I wanted to use my VA loan to build the 4-plex. Will a VA loan allow me to parcel the land prior too for individual sale later. My original thought was build a 4-plex but build to townhome/condo code and when I'm ready sell parcel land then.
A four Plex is still a residential dwelling anything under four units if you do it as an owner occupancy even if you just take ownership of it and live it for a short time, you can get a VA loan to provide the debt on the bill but talk to your mortgage lender there are different scenarios and different circumstances! there is no subdividing on a four Plex. It falls under condo laws so you just have to write a homeowners association by law and restrictive covenants.

No this is taxed as ordinary income
Man maybe yo might have some advice for me. My network is 150k, I do have excellent credit, but my job history is not good. What would you do if you were me to get into this 4 plex business? Great channel, by the way.
I would look for some land in an area that supports the four Plex or even a six unit then utilize that $150,000 to start working on entitlement once you are fully entitled the land will double in value and you will be able to leverage to get a construction loan to build a small Plex. I’d imagine if you do separate parcels you have to rent out a yr so no capital gains tax? Or would you just sell and do 1031 exchange
When you build, it’s not capital gains, it’s ordinary income. You only pay capital gains on long-term holds. If you don’t hold it for two years, it’s just ordinary income. You can write off all expenses and take advantage of all tax write off that the wealthy take advantage of as well as the self-employed entrepreneurs, which you will then be.

Yes, if you hold it if you sell it and gain you have capital gains tax but if you build it and hold it and lease it, you could depreciate it and it is a tax write off
