If that island was straight it could have been massive
Love everything done however, not a fan of the angled island in the kitchen. I think you could have put a bigger island for more counter space and possibly more storage.
I love how they match the interior of the house with the backyard. Rustic was the way to go! Not a fan of the island on an angle though...

it makes a huge differents, opened up...I like everything exept the angle of the kitchen island...the edges of the island counter could be a little bit rounder and not so edgy...otherwise. very nice job

We only catch a glimpse of it, but it looks promising (probably planning to put in more stuff, Lyndsay?). Clearly, these girls style sense isn't just limited to houses. Leslie and Lyndsay, can we get part of a show to feature Olive's interior and plans for additional stuff you plan to add...pllllleeeeaaaaase? (Pleading with puppy dog eyes.)
Why would you want your refrigerator in the living room? First thing you see when you come in the front door. UGH.

Excellent conversion, but I think the ladies sell themselves cheap. I would take all above the original listing price, as that is what the owners were happy with to start off. To do all the work and invest their own 35K for just half the profit is selling themselves short. They have a good product, why not sell it for what it is worth????
After the mortgage is paid off, they usually use the equity toward their new house, plus the ladies probably get a paycheck from the show.
Don't forget, they get their initial 35K back, too.
They do a lot of that work themselves. I would bet that 12k goes to them for staging and paint and all the little things they make plus the paycheck from

Since the owner said they work in selling house basically too,… it might just be the area that doesn’t give as much possible profit…. But I agree, they should have asked for more
I disagree. The split should be $x/($x+$y) x sale price and $Y/($X+$Y) x sale price. After all, even the staging cost is them selling their own services to the project at retail + their TV Fee. Owners deserve way more than the extra c. 10k they get. 🤷♀️

They are also doing more than one at a time. They have a very busy business and seem to be doing very well.
My take away is the house isn't so bad if we learn how to decorate. I like how they staged it, but it does feel too trendy.
When our house was getting ready to go to market, the realtor said--play to the TV. Regardless of what designers say, she said people want to see how the TV layout is going to go if there is not a separate living room and den, especially during football season. That living room is going to be so small for a family TV night plus it's in the door opening. It seems the space could have been better allocated using a round dining table giving the living room more space to get it out of the front door. BTW, we made $180,000 over the original price of the house and invested only $10,000. We did not have to take out a kitchen cabinet and add an island though.

The shiny retro tile in my opinion doesn’t go with a rustic look and that angled pointy island feels weird. Great decision to remove silly Wall between the kitchen and the dining room

I’ve been binging other HGTV reno shows, and some of them spend $50,000 just on the kitchen alone. So how do L&L do everything they did in this house for $35,000? I think some of those other folks pad their work to fill up a huge budget instead of being more financially conservative.
I want carpet in a vanity area like that regardless of the sense of cleanliness. I've had no problem with it; no spills, no splashes, just comfort under foot and quiet. It flows on into the walk-in closet and the bedroom for additional foot comfort and quiet. Just vacuum and done. The rest of the house is wood flooring to keep the dust and dander easy to capture. I really don't like carpet at all, just have to have it in my bedroom, closet and vanity where I am frequently barefoot.
The bus is beautiful, but if you are going to spend the money on such a classic, shouldn't you spend a little more to get some seatbelts installed? Don't you know how dangerous that is?

Living room is far to small without another media room. Two chairs and it is a hallway to the kitchen yet so much wasted space past the dinning table. I would have use a lot less pace for the dinning room and more for the living room. For that alone I would not buy the home.
