Its important to check if the building management allows subleasing. Especially with emaar, Address opera for example does not allow subleasing. Also checkout emaar beach front and jbr. Also with the first property you viewed, the floor is too low. Mid to high best.

One thing I’ve noticed after living in Dubai for a year now, the quality of the finishing with property is not great. Even with the high end properties, low quality materials and substandard finishing. Overpriced for the quality of the properties. That’s what I’ve noticed.

Islamic and Ethical business models are more important for longevity. It's great you are doing so well and are clearly ambitious, however, your love of materialistic things highlights your disadvantaged background. Try to look beyond that to not come across as nouveau riche.
