We found ourselves at the intersection of Pine Island and Burnt Store, so we enjoy the best of SW & NW Cape Coral... We love the proximity to Matlacha, and features in Pine Island, but loath venturing out into the business areas along Pine Island & Veterans... The expansion of Burnt Store actually makes Punta Gorda a more attractive venue from our area because we can avoid some of the traffic by going north... 20 min from Fisherman's Village, is about the same as a trip to Lobster Lady Bistro during snowbird season...
I love that area too - especially for boaters. Just above Pine Island is a little less expensive than the SW Cape, and some of it has easier access to get out.
No. We didn't flood. None of our family flooded. Most of my clients didn't flood. But there were definitely areas that did, considering it was one of the worst storms to ever hit the US. 😔
If looking for water access homes for boating , be sure to locate potential homes on google earth and use the measure feature to measure how far through the canals you need to go slow before open water. The closer the better, but more $. Assume about 6 knots to calculate your slow, min wake time. On warm Florida days, Slow means you will be hot for the canal part of the ride.
Can you update us on the status of the Bond fund that passed 2 years ago to build a Recreation (Pickleball) facility. It has been a entered into the tax rolls ... but no construction started. I heard it was in the Kennedy Lake area?
Yes! The Go Bond was passed and approved and they have begun the beginning work on several of the parks. Pickleball is one of the main priorities at the Lake Kennedy Racquet Center, and the city says that they anticipate beginning construction Feb 2022, which I believe is a similar timeline for the Yacht Club renovations as well. I think they started with several of the smaller neighborhood park renovations/additions first and several of those are wrapping up. Fingers crossed construction begins soon!
Sure! Looks like construction at Lake Kennedy was moved back to Oct 22. But Giuffrida Park is reopening on Sept 9th and they were slated to get 2 pickleball courts as part of their updates. So hopefully the reopening will mean there will be some pickleball now available!

It depends on what the end goals are. Anything with a pool and closer to water (preferably gulf access water) will command a little more in rent. Same with newer. Statistically, the highest rents tend to be found in the SW where there are newer waterfront home. This being said, the other opportunity is in equity potential. If that's a decision factor, then NW might be a good option. There is more new construction and growth happening there than anywhere else in the Cape, and as that area rises, so too will equity. Plus, with all the new construction going in, there are more newer homes (which, again, appeal to renters). Hope that helps!
I am looking for a short term rental in Cape Coral. Do you know of any restrictions to STR there? Also, what are would be best for tourists to visit (where to buy a STR)?
Legally, the city requires all AirBnBs to register for a permit and do minimum of 1 week rentals. A lot of it depends on budget, to be honest. They all have a target audience - and they all rent well (I just looked 2 days ago for a client and there was ZERO availability this month!), but the ones most coveted (and are the most expensive to buy/rent) would be gulf access with pools in South Cape. Thank you! Hopefully soon. The city has it set to begin Feb 2022, and I think Yacht Club is supposed to start Feb or March as well. But the only one that I know of to have specifically pickleball is the Lake Kennedy project.
Hi Alicia - yes. One of the biggest differences is that it's more 'land locked' in terms of commutability. North Port is more in between two larger cities so there is more traveling to get to things to do. Like, for example, North Port does not have it's own hospital, whereas Cape Coral does.
I can’t tell when this video is made , but I have been looking for pool homes in NE cape for my daughter…..I haven’t seen anything close to 245,000….and new construction isn’t putting in pools right now …unless that has changed real recently…and I was told that If a pool could be added it would be in the 70,000 range. In fact all the pool homes for all area’s are lower than what I have seen. Have the prices gone down. Also on a final note.,.when I bought I was originally going to only buy on city water as I saw prices spiraling upward I said to my husband…why do we need city water and not only pay more for it , then I get a water bill ( ( which I see is high here ) and I won’t drink it anyway ….cause it doesn’t taste good and I will buy bottled water anyways…. Fortunately a lot of the houses in the NE area have reverse osmosis which is better than of the houses with city water….so I am super happy with that. My daughter agrees so I have been looking for pool homes. I haven’t seen anything decent below 350….so I am really curious where you are finding pool homes for 250,000…. Thank you for your help
Hi Linda! This particular video was made in October so it's not terribly old. I had used data for the prior 4 months, so I went and 'recreated' this search to see if I could find what information I had been referring to and and I think the home I was referring to that was 249K was 2812 NE 7TH AVE which sold for $249,900 in late September. But you are absolutely right, it was the very low end of the range and not the median price. If I recreate those same dates, the median was closer to $380K. Building pools have doubled in cost over the past year and the wait times are many months out, so homes that have pools already in are in demand!
What about property taxes? Cape coral city council have a history of changing the property zoning to fatten their pockets. You can move into an area thats all zoned for residential, but if a business wants to build there, theyll rezone it as a business zone. Dont believe me? Ask the people around the home depot on Skyline and veterans. That area was all zoned residential. Home depot wanted to move in, bingo, business zoned and approx 25 people lost their homes by being kicked out.
Those are great points! The same thing has happened close to Pine Island near Skyline/ Nicholas area as well. The city was originally all zoned as residential so its taken some time to be able to create zones and spaces for businesses to move into. As for property taxes, those can be complicated. There can be variances for the city versus unincorporated areas, if an individual has exemptions, whether the assessments have been paid... its probably best to tackle those on an individual address basis.
Which truth are you referring to? The one where the region was voted #7 as best places to Retire by US News? Or voted in the top safest cities to live in Florida? There are plenty of reasons to love living in Cape Coral. There are also plenty of reasons why people choose to live elsewhere.... that one is a different video. Feel free to go check that one out too. THIS video is to help people who do want to live here and see all the great things this area has to offer.
@@MovingToFortMyersFlorida You base your videos and the distribution on statistics taken from private groups that use federal or local law enforcement information for crime stats as well as other info for livability info. Truth of the matter is that number 1) All the crime that occurs in cape coral like many other towns or cities isn't reported just to avoid negative ratings FACT.... I know of serious crimes that occur in the Cape that go unknown to the public. Cape crime rates have risen dramatically, break inns , domestics , murders ETC and a lot of it in the SW. (2) People are moving from the Cape , the local rules and regulations have become so ridiculous that the code dept has earned the name ( Cape coral national regime ) The infrastructure can not accommodate and is deteriorating at a drastic rate to where the water dept alone pays 70 hours overtime per person on call , they can't keep up. Traffic , cost of living and the fact that it's becoming the city of duplexes has pushed people away. A lot of Northern trash has moved to the cape and they bring all there crap with them. Bottom line is people should take advice about the area from people that actually live there , not from some bullshit statistics from a group that knows NOTHING about the area.
@@liberalexterminatorwhile I appreciate the anectodal advice, everyone is entitled to their own idea of what they want for the place they live in. For some people, Cape Coral will be a good fit. We love living in the area, as does the rest of our extended family. We have roots here, are active in our community, and it suits us well. For others, like perhaps yourself, it won't be. I wish you much success for wherever it is you do find that fits you the best.
I don't know if I would go that far. The fact is, ALL of Florida has gone up, just like many other markets. So it's still all relative. And the quality of life hasn't diminished, which can be higher than other locations. So there is still a substanial upside.
