    Joe, Pre-marketing works great for Sellers that need to get a contract on their home in order to purchase their next home. Great video!

      No, contract meaning with a buyer Melissa. Some sellers cannot buy a new home until they first sell the one they own now. Pre-marketing allows homeowners to go home shopping, find a home, then put their home on the market.

    How do you generate your buyer's list?

      Great question QMan1234red. We spend a lot of time and money marketing and have generated more than 100,000 prospective buyers that we have in our DB and in our SM accounts. We are able to market (and re-market) to them when pre-marketing a listing.

      @@Manausa okay, My next question would be how are you qualifying them as an active buyer? What are they doing that signals they are in a buying mode?

      Another good question ... marketing and sales are two very different things. When marketing a home, current "buyers" are people who are regularly returning to our website looking at listings. These are not "qualified" buyers as you would think in the sales process, but they do represent the group that qualified buyers come from. Does that help QMan1234red?

    Hey there Joe! So I'm going to fsbo and am wondering if I'll be able to actually put up an active listing on the MLS but just put "coming soon" in the description or on the first photo people would see? Would this be frowned upon or taken down you think? How else would a fsbo person get the buzz going without their own website or big email list? Thanks!

      That's a good question @toocoolfortheroom380. You will not have access to an MLS unless you hire a broker or a flat-fee service. Both are required to follow MLS rules. It's likely the MLS in your area has a "coming soon"' status, so you won't have to game the system. You need to understand you will not be able to create the buzz that someone like me can do because I've been doing it daily for a long, long time. I have hundreds of thousands on my email list, and I know which of them are actively shopping (for the most part). As far as the website, I'd recommend you find a "single-property website provider" in your area and drive traffic to that. Spend a smart amount on social media channels to ensure you massive promote the property. As a reminder, any corners you cut will likely shave $$$ off of your bottom line (which defeats the purpose of hiring the right broker to get you top $$$.
