How is 21 Iceboat? I feel like it has a bad rep from when it first was built, but has become a much better area over time. Any feedback on 21 iceboat and cityplace is appreciated
I would still say 21 Iceboat is a avoid. Cityplace has some middle tier options I would consider. Do you want me to make a more depth video on Cityplace?
It’s pretty decent from my experience, however it largely depends on your floorplan for that building. Some units closer to elevators actually share a wall with the shaft.
I haven’t looked at it in depth. Big fan of the area. If you have any specific questions feel free to email me and I will get back to you upon further review
Do you have opinions on those condos around Kipling subway station? They seem nice enough but in a very loud and dirty surrounding but when passing I wonder how bad they are inside
Haha! Recognized that condo right away! I live close by delete my comment if this is too hot but that is 36 Lisgar St. Recognized the top of it as I noted it just a week ago. Makes a ton of sense for pricing now. 😂😂😂
This is 1000x times better than the listings that give EVERYTHING a 9.8. One place is infested wih roaches and bed bugs, and the sellers give it a 9.8!!
hey dude, as of december 2021 the CMHC is insuring 36 lisgar. all other complaints are valid though. you can get insurance on the building though thats why prices kept going up.
I’m not sure what you’re referring to, I’ve never heard of that building in my life. Now this imaginary building that shall not be named, I know some banks still give it a hard time for financing. But it’s imaginary.
@@SamTorontoRealEstate it's fine now, the building was insured in december. if any of your clients ask about it insurance isnt the main issue with the building. lay out is still not great though and the units are small, those parts are still a con to the building.
The video makes a cut at 8:55 and you reference 259 Jarvis st. Was that the same builder as 251? Not sure about the connection is aside from potentially the same builder.
If you are in Toronto and trying to buy a condo to live instead of seeking obviously better location.... you've got the game wrong, but what you don't know won't stress you.
😂 looking forward to it! Can you also do a review on the greenlife buildings (self sustaining ones) in Markham? Would be good to get an in depth look at those really low maintenance fees
@@SamTorontoRealEstateThank You, I did abandon at halfway. My apologies. As a potential seller and buyer thought you might be interested, I don’t usually comment and will refrain from doing so in future. All the best wishes.
If you cannot connect the dots on the CONDO THAT SHALL NOT BE NAMED - DM on Insta 😅😂
sounds like some type of circular

Such an informative video, thanks and keep going!✌️
Happy to hear
How is the sound proofing at infinity condos 25 lower simcoe? Can music sounds etc leak into other units easily or is it built solid?

Sam what's your thoughts on the United Building in Toronto (prebuild) given today's economic climate?

Happy to hear it was helpful

How about Scarborough condos? Found one at finch Ave east and Middlefield run by Duka Property Management.
36 Lisgar deserves an entire video for it alone
I haven’t heard of that building
How do u know? Have u lives there?

You're not the only realtor who warns against the condo that shall not be named.

I accidentally said 259, when I meant to 251.

What do you think about M2M Condos by Aoyuan Int’l?
Love the location, project has potential, coming along nicely but not sure about the builder. We will have to see.
@@SamTorontoRealEstate 🙏 for the fast reply 😀

Sounds good 👍🏼

Buyers and sellers should always avoid Agents specifically the desperate 😊. Get ready for 7-9 mortgage rate 2023.

I’m actually very excited for the best condo video
I like the atrium.
Really?

I’ve never heard of that building
Best Toronto condos pls
Sure things
Sugar beach condos
Since you cannot name it, I'll name it. 36 Lisgar
I have no idea what you’re talking about. Never heard it in my life.
Too much talk not enough information and facts

I dont mind a double homicide...at least it wasn't a triple homicide....said my Therapist
I wouldn’t buy any of the new condos, they look so cheaply built . 10 to 20 years from now, there going to look like crap.
some of the best buildings are the older ones.
too much empty talk in this video
