One thing I noted is we can't see whether parking spots were included within the sale of that unit that you are comparing. So if it's actually truly apples to apples and just floor height difference because that can add a significant price difference.
These are really just like hotel rooms. They're not places to live just a place to sleep.

I hate all Toronto condos. No parking, no locker, 89 floors, 1700 tenants, 2 elevators, shitty layouts, no kitchen, rooms that barely fit a bed, horrible lighting, amenities always closed down for repairs. So horrible.
The reason for fire alarms go off at 11 Wellesley St. W was a homeless person who came into the P1 parking garage often and ran the alarm system ., who of course was detained by police several days ago. It was not the problem of the building itself. That can happen to any other buildings by sick minded people. In the building they are implementing some improvements on the parking door, entrance to P1 parking and putting some security guards on site to prevent homeless people come into the building. All 6 elevators are working properly at a very high speed that you can get to level 60 which I live on in less than 45 seconds from ground floor

These places are all slums in 20 years.
Why would maintenance fees differ between two identical units in the same building? The two units in 633 Bay had $1018 vs. $877.
The designers of these modern condos must be brain dead ..... who in their right mind designs a condo bedroom with no windows that's why I like older style buildings with real rooms that have windows and a separate kitchen area 30 plus years ago I had a Jr 1 bedroom and even that had a small kitchen separated from living room
If only those buildings didn't have $1000+ maint fees.

Talking bs 130 is justified dependent on location builder.
Penthouse (and lower Penthouse) floors are frequently different floor plans. Higher end buildings like Shangri-la typically have a change in floor plan after a certain floor. 101 Spadina (in pre sales) has multiple different changes as you go up in height and there are fewer units per floor.
Just bought a condo for 595 same unit different floor sold for 755 at peak 2022
Understanding the GTA Condo market is really easy ? it's a Crash/Correction.... and it can only persist/exacerbate further into fear/capitulation stage of the collapse in 2025/2026
130 is nothing they'll go more. They can sell 200-300 higher than asking in up market but can't sell for now than 130 less than comparable?
Good summary for guys interested in North York. What do you think about Hullmark at 5 Sheppard avenue and 8 Hillcrest Ave, Pinnacle or 5180 Yonge st. Beacon.

Completely dead market and probably for many years to come. Hopeless....
something to take into account is maintenance fee in first condo, increased $200 making it less appealing financially.

That height rule of thumb has crazy value to be able to upgrade from 8th floor to a skyline view for 15k! Definitely worth waiting for a higher unit.

Has had a good board focused on low operational costs. Some layouts are great. Northeast facing units will be looking on to a construction site relatively soon and likely lose some/all light. Pay close attention to what you're looking at/over.

Wish I’d caught this before wasting $4 on parking just to see these bread boxes. Hallways are still unfinished, fire alarm went off within 5 minutes of being in the building for a viewing, the elevators took forever, and the (not really a) lobby smells funky. Oh, it’s smack in OCAD campus territory so you’re basically buying a dorm room situation.

I think the best luxury buildings are 1900 Bayview and 33 Delisle. They offer generous layouts, quality finishes, gas cooktops and fireplaces in prime locations but with reasonable condo fees. The Winslow and One Forest Hill and The Avenue are gorgeous buildings and with units comparable to luxury single family homes but with higher condo fees. The only truly luxury units Ive seen in U Condos are the townhomes

When hearing penthouse, thoughts of grandeur, space, terrace/balcony, separate kitchen, amazing finishes, fantastic views, top of the line appliances, more than 1 bedroom & bathroom, etc come to mind. A penthouse with 1 bed & 1 bath sounds like folks are just paying for the view.
Isn't a room without own closet and windows not considered a full bedroom?
