@@handylandlord that's what's holding me back. Time and money... We both make $16/hr each and have ~$50k saved up in total. I don't want to use up all of that for downpaymenta/other costs that come with signing a mortgage. Plus I really enjoy not having to mow the grass 😅

Man, $35-40 an hour is super cheap. I'd be curious what state you live in. In my area the bottom rate is around $50 an hour. All the way up to $75. Or maybe these contractors are realizing since I have so many properties, that I will pay more lol.
