As someone who lives in Austin and knows the real estate market here $50m is an insane price tag for this place. Should be about half that. I’ve seen lakefront properties here with much more space and custom work for a fraction of the cost.

The thing I kept thinking as I watched this video was, $50M and you have neighbors (or what looks to be a whole sub division) less than 100 feet off to one side of the property? I did laugh when he said "6 acres", because for this price I'd expect nothing less than 600 acres to start.
Absolute truth. Over inflation and these realtors are part of the problem. Higher the sale, higher their cut. 6% total for both the buyer and seller realtor. I never understood why such a high cut?
This home is impressive but it's full of architectural problems. You can see the interior of the master bedroom from the outdoor office sitting area. The privates space like bedrooms are mixed with the living and working spaces, this is bad for privacy. In a well-designed home, the rule would be to have the bedroom on one side and the living spaces on the other one. With eventually the guest spaces on a third area. Here everything seems messed. The circulation is bad, for example, the walking closets are after the bathroom so when you take your shower you have to walk to the end of the room to get your clothes on and then you have to walk all the way back through the bathroom to the bedroom to go out. You should have the bedroom next to the walking closet. With that, you would only have to walk one time through it and not twice. The living room sofa face the wrong direction, it should be either facing the left side of the home with the circulation behind it (where you currently have the TV) or facing the back of the home (where you have the bar). The materials are minimalist, everything is white, for an estate like this it's too cold, it reminds me of a hospital. The master bedroom is visible from the pool. It's ok for a guest bedroom, but the master bedroom should not be visible by your guests. Another point is the windows. Sometimes you have very small wall separation between 2 windows, giving the feeling it is fragile and breaking the flow of the view. The windows sizes seems random. Sometimes it touches the ground, sometime not, with no obvious reason, sometime it's wide but small, sometime it's divided in panels, sometimes not. There is no harmony and coherence. The ceiling beams on the guest home have no meaning, it's obvious they are only visual and not structural. You have a lot of details like this that have no meaning and that destroy all the architectural logic of the home… For 50M $ it's a bit disappointing.
As a Texan and former Austin dweller, there are maybe a couple of months out of the year where that place can be used as it was intended. It gets way too hot in TX for all that glass and all those open walls / spaces.

The house staging looked exactly like it was staged. If they are going to ask for California money, they may want to do some California mansion level staging. There was plenty they could do to warm this home up. Artwork, greenery, decor….. The staging was lazy.
Exactly, this is in Panorama Ranch area and the surrounding houses of comparable and sometimes even larger sizes along the lake cap out around 18-19 mil. Plenty in the area just slightly smaller averaging closer to 10-15 mil. One might argue the newer construction and finishes increases it, as well as the exclusivity of the neighboring lands, but I don't see this being worth more than at most 25 mil as a result. As is it's hilariously overvalued.
My old man is a really successful property developer in La Jolla, California. I worked for him for sometime during my school days, so I picked up a thing or 2 in property development, land acquisitions real estate and construction. I can’t speak for Texas on property/land values, but I’d bet anything, I wouldn’t be able find anything more than $20m in the area, if I tried… and even at a peak pricing of $20m for the neighborhood, that’d be excessive for the area and its pricing history. Whom ever is trying to sell this home at $50m, 100% used to work at an Indian call center, because I can assure this is a grossly overpriced scam.

This is a very expensive area with amazing lot size and location. $50 million can buy a lot of good designs, materials and labor though, and this one is just on part with smaller homes in the same area in terms of quality. The Frick mansion in Alpine NJ cost less than this and it definitely is much better finished. This house be more compelling at $25 million.
This is a luxury apartment complex with nice lake views. Westlake is expensive, but not 50 mil. Also, Austin is hot af so good luck with all that glass when the sun is beating down on you

It's a river that runs through Austin. Plus you don't want to get too close in case of flooding which can happen. If anything, you want a small road that leads to it so you can unload a boat or other stuff in it to use. Or maybe a pier to relax and fish and enjoy it. Building right next to a water source can backfire when a bad storm comes in.
I did some research, and, supposedly, this property costed about $13,000,000 to build. That's insane. The owner is a real estate developer and his wife is a musician. He does make beautiful properties, but $13,000,000 to build a house? And who knows how much buying the property costs.
When you do goofy things like importing glass from Portugal just so you can brag about it when there are plenty of US-based suppliers who can give you the same or better material, the money adds up.
50M is just a number after watching several of these multi million dollar home videos and then seeing how much they actually sell for they just make up a number. They are definitely trying to make a killing. It also takes years to build a property like this at least 5 years in getting permits, materials, construction, so you are also paying not to waste time.

I think what he was getting at, is that the home is so secluded that you are able to have a giant pane of glass because your home is already so private.
The location just uphill from a fairly wide river indicates that at some point in time there is a significant chance that the river will overrun its banks and flood the area around it. In recent months especially in the Houston area rivers and other bodies of waters have inundated nearby communities and left them vulnerable to flooding repeatedly in the future. This particular mansion or multi million dollar house is no different. Eventually the waterline will become increasingly unpredictable.

LOL that’s as expensive as Port Royal in Naples here, one of the most expensive exclusive communities in the country, and just saw that new custom built house in the Hollywood hills for $38mil/$2900sqft that looks Wayyyy higher end and custom from the inside out with stellar unobstructed wide city views to the pacific ocean, $50mil? LOL that will be a very hard price to absorb there especially with some of the highest property tax rates in the country in Austin there 2.25+ % assessed value, this will be on the market for a lot longer than they expect at that price point, honestly I think will be lucky to get even $30mil-$35 for it so, won’t be surprised it takes years to sell at this price

Beautiful house, you have the best tours. But I have to disagree with you about the hvac not being important. To many builders skimp on the hvac and the owner will pay for it later. What is behind the walls is probably just as important as the finishes. Especially in Texas.
This is wild! it may actually be worth the asking price for all that land plus what is essentially, 4 separate houses with 4 separate living spaces, that access to the lake and all the amenities, you'd still need to be *obscenely* rich with nothing better to do with your life in order to buy this place BUT its still impressive in its scale and the architecture is still beautiful
The Land is worth a small fraction of that price. It's all the buildings and homes he built on it that made the price jump so high. Even then 50mill is way to much for what this is especially in Texas of all places.

6 Acres is not a lot of land in Texas. There are ranches that cost around that same price with about 150+ Acres of land, water features, way more privacy, hunting acreage, and lots more, and way more house for $50 Million+. Great Design and architecture though
This property is just outside of downtown. 6 acres just a few miles from downtown is extremely rare. Not that I think this property is great, but it is rare to have this.
Among the many things wrong about this place are the top three: 1) It's an AMG Mercedes in a Toyota Camry lot. 2) It's still Texas with extremely high property insurance. 3) Full utilization year-round is low.

Erik, those "transom" windows are typically labeled clerestory windows in architectural parlance. Transom windows are over doorways to allow light and air circulation into a room. Pricing seems a bit inflated to me for this property. What is the building at the top of the hill? Is that part of the property compound? Thanks for providing a tour of this property.

Austin is a great plave to live and a great hub for future mansions. However, this house is all about location, but it lacks character and imagination. Where is the tennis court? Why arent the 2 pool spaces connected? Something is missing

Beautiful house, you have the best tours. But I have to disagree with you about the hvac not being important. To many builders skimp on the hvac and the owner will pay for it later. What is behind the walls is probably just as important as the finishes. Especially in Texas.

This is wild! it may actually be worth the asking price for all that land plus what is essentially, 4 separate houses with 4 separate living spaces, that access to the lake and all the amenities, you'd still need to be *obscenely* rich with nothing better to do with your life in order to buy this place BUT its still impressive in its scale and the architecture is still beautiful
The Land is worth a small fraction of that price. It's all the buildings and homes he built on it that made the price jump so high. Even then 50mill is way to much for what this is especially in Texas of all places.
This is the only house that I will buy from this channel.

6 Acres is not a lot of land in Texas. There are ranches that cost around that same price with about 150+ Acres of land, water features, way more privacy, hunting acreage, and lots more, and way more house for $50 Million+. Great Design and architecture though
This property is just outside of downtown. 6 acres just a few miles from downtown is extremely rare. Not that I think this property is great, but it is rare to have this.
Among the many things wrong about this place are the top three:
1) It's an AMG Mercedes in a Toyota Camry lot.
2) It's still Texas with extremely high property insurance.
3) Full utilization year-round is low.
Really into these videos of homes in other states, Erik! Would love to see those coastal homes on Long Island ❤ keep it up!

Erik, those "transom" windows are typically labeled clerestory windows in architectural parlance. Transom windows are over doorways to allow light and air circulation into a room. Pricing seems a bit inflated to me for this property. What is the building at the top of the hill? Is that part of the property compound? Thanks for providing a tour of this property.
