Very nice house. Just a little comment on the shower glass door, is recommended to swing outwards for safety reason if anyone fainted inside, it is easier to save him/her. Coz I already known two cases where this kind of door shattered. You can install a type of protective film too.
I instantly regconise the TV drawer. It's from second charm, they deal with a lot of refurbish wooden furniture and they do a really good job at repolishing the wood. I'm surprise they wasnt mention at all Edit: OK wait. Maybe it's not from second charm lol

40k reno? Thats a good price. 800 plus per month for installment? Wow, how much did the 4rm cost? I cant figure out the math for 800 plus per month on hdb loan for a 4 room!
Thats why I will never buy new flats. They are small AF. I'd rather buy older flats and sacrifice the years...Comfort and good feel is so much more than $$$
Newer flat also got bigger size like 5 room, which is bigger than your current old school miserable 50 years old flat which u have no means to upgrade ever

Having a live plant in the toilet should help freshen the air instead of dying. Plus it'll be so easy to water the plant when it's already in the bathroom

Job well done for the kitchen. Love it that resale flat kitchens are generally bigger, their bedrooms are pretty sizable too
But it not the old resale flat (5 years old), so it is generally still small
