    First - thank you for replying to the comments, second- congratulations for you attitude and replying to the haters 😂, third - I’m thinking on buying a new build detached South Calgary, do you think it will continue to slow down and prices drop a bit or promotions to get better? Thanks.

If you aren’t working with an agent when it comes to working with builders then you aren’t going to get insights like this as well as direction on what is a good purchase and what isn’t. I suggest we talk and we help create a strategy as we have many connections with builders that may or may not work for you, but it’s important to have that guidance.       I believe he refers to the movement of the market due to interest rates, I believe he wants to see how the rates are affecting the market tho I know you have made this videos before and explained how rates is just a factor on a much wider analysis

    Great video, if I could provide some advice, the charts should be full screen. Having the charts in a small window in the corner makes the data hard to see if you're watching on a mobile device.

    One suggestion when displaying graphs and other information, make them full screen! it’s hard to see if you’re watching on a laptop or mobile screen.

    Great video. I remember back around 2014 when we went through a boom it felt different - with lots of condos then under construction downtown (too many, it caused an over supply when oil dropped). But this time, not so many are under construction, with instead rentals (office conversions and luxury apartments) the focus of developers in the core. It makes me think inner city condos won’t free fall again, rather, that overbuild is finally being consumed. Once it’s gone it could get interesting.

    This is trying to follow a trend though and its all speculation. Im not saying it wont happen but there are alot of factors that could also make this go the opposite way. As a realtor im sure you want everything to go up. But hear me out....what if oil drops? What if unemployment rates surge? What happens if trudeau does something stupid(which is realistic) there could be alot of negative thingq coming

      You’re right. There could be a lot of negatives. I could get into an accident and not make it out too. I guess it comes down to this for me. There are MANY others that use fear and hopelessness as their lens on this world and UA-cam videos. For me? I’d rather look at what could be, but make sure there are facts and data to back up. Because if you go too far and think money will fall from the sky forever, that’s isn’t helpful either.
      Go for the ups and the wins but always protect your downside! 🤷‍♂️ I’d rather be hopeful with facts than fearful I guess. 🙌

      Definitely. I don't know of many families that could pass the stress test and requalify for their current house at these prices and all other prices moving up.

      @@mr2_mike many people sold their properties in ON/BC to buy here, they actually have bags of cash and that's the problem

      @@mr2_mike it can keep going that way though, just look at Europe with generational mortgages. None of my relatives in Europe own a home, my dad grew up in a rental building 80 years ago.

    The houses that are being built are the same as in the past. They are nothing less than 3000 sq ft with suites in the basements.
    Plenty of people can not afford them and never will. Many boxes were built in the past with unfinished basements with owners completing later. Now the regulation people make U pay for permits, etc, so it's thru the roof to bring in the pros.

    Great video. I live for these right now. Lol. Part of me wonders how much of the boom was people trying to get into a property before their pre-approval at a lower rate expires. It might not be much of the market, but I’m sure it was a part. So as that cools off, I wonder if you see sales cool off a bit.

      That was apart of the market but probably not for a while now as many rate holds expire around 90 days, so the lower rates that people were worried about would have happened earlier this year vs now. But great thought.

    It would be awesome to show the average stats in the videos as well, Maybe that’s not perfect, but it could be leading indicator as index prices lag a bit.

    I think a lot of detached homeowners are cashing out having made 300k+ on their homes and downsizing. The lower priced townhouses/condos are being snapped up because a lot can't afford anything more plus those who downsized want them after cashing out AND we have a ton of new immigrants in this city creating huge demand. My townhouse sold in a day, first showing made an offer, and most people are getting well over the ask!!

    Conclusion! 600000 worthless Canada currency for a tiny shoebox with no backyard or so small that a mouse feels trapped. I was looking at one of these homes, and I ended up suffering fromposting dramatic stress disorder.
