The location is exactely the same ie on a walk from the beach and with a view on the ocean. I think it will be very very hard to find an American buyer for this, They know very well what they can get at home. Who else is gonna be interested dollarwise? If you compare that with Californian mansions at that price level, this is old and démodé. I'm sorry not realistic.
