I'm a contractor in Houston as well. I do remodeling but I want to start doing spec homes. I wish I would have had guidance like this when I first started. Thank you for being transparent. Nice home by the way.
Great job! Your homes look great! I have a few rental properties and an apartment complex. I never built from the ground up, so this was very informative. Again, great video!

Once you have plans, How long does it take you to gather Bids and develop your final Construction Budget + Schedule? Great video 👍 Appreciate your detailed explanation behind each cost.
Is there a way to make that 60k cheaper. Im looking at having about 200k total for land an building. So far i think doing a barndominium is going to be the best move for a 1200sqft with land around 70-120k a kit for around 40k or i can get a full kit for 97k. But base kit inclues the metal and the full kit comes with everything but interior things. I just need a cheap 3bed 2 bath.
To cut costs further- Maybe, Doing Prefab SIP Walls, Structural Insulated Panels, in a Warehouse Somewhere..its one way to do some Work Inside, out of the Weather..You need a crane or Backoe to lift these SIPS in place rapidly..Some SIPS are like Tongue and Grove Junction.
You should be so grateful you live in a place where things are that price to build and buy land. I’m Ontario Canada the price to buy a lot is more than your entire projects cost.
Did you just send a material list to the frame to someone or how did you buy the lumber? Is it cheaper to order it yourself than to have the contractor bring it with them?
This is an incredible time an opportunity to get ahead with land buying and construction. I have lived in Houston over the last 12 years and I can tell you there’s only more room to grow. You'd pay that much alone just for impact fees, permits, utility hookups, etc. in California :D
Thank you 🙏

How big was the home ? What was the sqft I might have miss it 😢
Unbelievable, in Australia you can't even buy a lot for the total cost you've shown here!

how much are you going to be making from renting out the place?
How did you figure out where to start?
What part of houston brother! Im from there also my first/ second home!
how much is the house worth?
do you need a license (gc license) to build your own home or can you do it as just a “home owner”? if so how do you go about permits and such
No GC license needed in Texas.
Just permits and pass the 4 inspections
They wouldn't let you build higher than 2 or 3 stories ?wow
Nice for the credit card thing that way at least most the money is equity not available for them too take from ya
A 60 day build will have horrific mold problems due to trapped moisture from concrete and wood framing.
No it won’t especially not in dry Texas
