    Annette, another beautiful property with some cool features. I am not aware of how bad are mosquitoes are in Italy but falling asleep on a hammock in the garage area while listening to the water flow would be fantastic ! If another $100,000 could finish the property it makes sound very appealing. Especially for an Airbnb. However, I could never be a landlord. Thanks for the rare find !

      The mosquitoes in Italy can be awful. You’d have to have a mosquito nut over the bed.

      @@AnnaBonas-e8w I have lots of success with Autan repellent, available in most supermarkets. I buy the liquid spray one, squirt it on my hands, rub it like a cream into the hands and apply over the exposed body parts, especially those elbows and ankles - yea why do mosquitos go for certain body parts/areas, perhaps where the skin is thinner so makes their life easier. People here tell me I have sweet blood - thats why they like me, and I say to them "and..."

    Given the endless floods now common across Italy, never buy anything near a river. My house is on a mountainside!

      Usually are the new buildings build were It shouldnt be that get damage from floods...the old One resisted from centuries, they are in the safe places

      If it has been a mill for several centuries, then my guess is that the basement would only flood every 100 years. Keep the wine cellar down there & sleep above ...no problem.

    Love the style of this home, it really has potential to finish up nicely! I think we can agree that having Francesco living nearby, familiar with this property, and ready and waiting to finish up the renovations -- and to reiterate, living nearby, so this project is always going to be top of his mind and top of his to-do list -- is a massive plus to this property! (Never saw getting work done as an issue in Italy did ya??) The only concern I see is a bit of green algae on the stones, as well as some mold in places; both of these can be cleaned up easily, but wondering if algae indicates it's a moist environment could have ongoing algae issues? Summary, algae be damned, it is a beautiful place and a great find. Cheers

      Living in a stone house there are always humidity issues, luckily contractors like Francesco know how to deal with them. The green can easily be dealt with. Just needs a little powerwashing. Living there will give this home life.

    So one medium sized room upstairs, plus a larder with a toilet coming off it, and a corridor downstairs with lumps of stone scattered about taking up all the space? And a creepy cave. And all at the bottom of a damp valley with the din of a rushing torrent outside. 180K? Bargain.

      I agree! Not really much to it. And you get to spend another 100K fixing it up?
      Based on its proximity to the water, flooding is a real concern! I've seen too many videos of these ancient houses washing down the sides of the mountain lately.
      I kept waiting for the "AND" that was going to seal the deal, but it never came. 😢

    We all get caught-up in the romance and fall in love with these properties...and many are gorgeous like this gem! But a huge issue with moving to the country and smaller villages is, if you don't speak the language beyond the rudimentary basics, you are screwed. Most smaller town residents don't speak English so you're at a disadvantage in communicating with everyone from your neighbors, the sales person at the drug store, contractors, conveying a health emergency at the local clinic. That one could be deadly. The closer you are to a major or secondary town, the higher percentage of English speakers and English communities.

      You are partially right. We Italians are used to communicate with gestures and even if many people can't understand spoken English, mainly because of the accent, almost everybody knows a bunch of useful words. By experience, if you aren't lazy in learning, you can get the basis of any language just living in the area. I've learned the basis of Spanish, Portuguese, French and German in this way (also few words of Dutch and Greek)

      Never understand sentiment like this. If one wants to live in a foreign country, then learn the foreign language. Takes work, may not be easy, but the benefits are priceless. And if you’re an American, then your forebears have done this splendidly, and you have the 💪 within you to do so too.

Luckily we are in a good size town and many do know some English. It’s a beautiful language I want to be fluent in.

      You can relocate the stones, perhaps in the landscape. There is enough room for a large master bedrooms and closet and bath downstairs.

      There would be one bedroom downstairs with a closet and a bathroom. The wheels would need to be removed. Easy.

    Were is this ? I have tears in my eyes ... i love it ... just respect the house the nature i put your specials in it ... and start living but i missed something ? What is there too finish ? In Holland a few miljoen fur sure.
    The owner is married i supose but may stay also not a problem. 😇

    Cool place with great potential in the out door spaces, i wonder what rughts the property still has over the water use, as 1 could use the river to create hydro. Uncover the old stone oaths would help. Some added sitting area outside. Probably a bit over priced all things considered, as not an ideal flowing habitable space.

    There is no place in the world where you could find a place like this.
    They do not build houses in Colorado with meter thick stone walls.
    I did not see a single electric plug in any of the walls. You would need to do electric wiring. That gets very expensive.
    It is a beautiful spot.

    Ow dear i'm in the Abruzzo region 500km further but from the Netherlands it's Quicker 😅, i love it and a few steps from his family , not remote at all ... i love it but absolute don't no the region . The price is good but extra's offcause to do like kitchen but they're not that expensive they say ... heathing well maybey modern with hiding solar panels ore thoose ugly but fine heathing/ cooling systems . Well i can't spend another 100.000 on my own but put on a warm pullover and just start living and see what to do more in steps ... have guests in time , eating, enjoying all the nature , around this fantastic beautyful wonder.     Freedom fighter are called partisans.BTW you don't delineate what the square feet of the footprint the interior of the house. How much land comes with this property. How far is it from a major city? What is the nearby for essential services i.e. doctor, hospital, clinic, dentist, grocery stores, and bakeries etc. Unfortunately, you don't give a full picture as to where things are in relation to the is property. I could be a super isolated spot. Looks like you definitely need a car there to get around. This woefully inadequate as to what people need to live.

      In the video, we say that it is 2 kilometers from Fivizzano, 5 minutes from the hospital, grocery store, and beautiful little town. You could Google Fivizzano and see what is in the area. Thanks for watching.

    House on a cliff, barely any land, increased torrential rains every year, landslides, constant humidity and related issues and for some the never ending sound of rushing water that quickly becomes noise pollution.
    No mention of how things have been redone especially since he’s the contractor (how handy),no kitchen, small and weird door plan m, tiny windows that make the place dark as a dungeon.
    To each their own but being sold a bill of goods by a stereotypical American real estate agent with all the typical jazz hands gestures in Italy is not for me. Everyone else in this tiny hamlet lives above away from the river and has more sun so quite debatable as far being a dream place…

    Buy it for 180K, have to spend 200K to renovate which will take YEARS. Taxes at 40% if you have a 100K USA income....really?

      It will not take years. It's a small home. Depending it would take 6 months with Francesco doing all the work. I live here so I know. not sure what US taxes have to do with this property tour. 🤔 thanks for watching.

      That was the complete tour. 2 rooms upstairs with a bathroom, and one room downstairs that could be renovated to a master and bath and closet. Backyard area and the pergola and forno above. Thanks for the feedback.
