      Lentor Garden's bid was $984 because this is the first GLS site to adopt the new Harmonisation of Floor Area Definitions which will affect the building efficiency. Read more at:-

      In summary,
      a. a. All agencies’ floor areas will be measured to the middle of the wall.
      b. All strata areas will be included as GFA.
      c. All voids will be excluded from strata area.
      d. BCA and SCDF will adopt an aligned definition for SGFA computation.
      Therefore, even though the Lentor Gardens land cost appears low and is the lowest at Lentor, the expected selling price will definitely not be the lowest. Also, there is higher construction costs, borrowing costs and the new guidelines that they have to take into consideration. Hence we expect the developer to pass these costs down to the buyers eventually 😥😥😥
