Just had my first showing yesterday, I felt like I flopped! I printed out mls sheets and recited off them and all the property disclosures they had, but there were so many questions they’d ask that I responded with, “I’ll have to check and get back with you on that”. I felt like an idiot because when the husband asked if there was a crawl space on one of them, I responded with “I don’t believe so”, then he found it. 😅 They seemed interested in one of the properties, they weren’t pre approved, so I told them that was the first step for us, I forwarded them my lender’s info but they haven’t filled it out yet, so now I think it’s my fault. We learn from our mistakes!
Would definitely love to see what you do to prepare for listing appointments. Also, a recording during a listing appointment or an acted out one would be EVERYTHING.

I'm a new agent. I think I'm doing too much at my showings. For example: I'm in TN where log cabins are popular, I also worked for a log cabin company and have some knowledge to them. I just recently showed a log cabin to a buyer, who really wasn't in love with the cabin. But the location. The value for my client was location, however the chain needed some work, and a new roof. I pointed out everything that would need to be done and what to expect on what to do going forward, as cabins needed to be restained etc. Should I not be pointing out stuff that I see are extensive flaws of the property? Or should I stick to why my client chose to see that particular property? Ugh, I just feel like I'm failing.

Two things that have me a bit lost: 1) Where do I learn how to navigate the MLS? 2)I just want to walk through a house in my neighborhood and make sure I can open the Supra lol. If I text the agent from the showing notes, will they be ok with me doing that even without a buyer? Or, do you have suggestions on how to view properties before having buyers, just to get familiar with different floorplans??
I would just like listing agents to return calls on questions the buyers may have. But no, its off to the next person who will buy in this market no questions asked.

HOw do you handle questions that are not in the MLS or some off the wall questions. I always say I can get with the listing agent I just feel like im un prepared everytime I get a question that is off the wall.One time every question was something I didnt know.

I wish my agent would do what you showed in your video. Realtors arrive at the same time as the potential buyers, and the realtor is not familiar with the house at all. That is disappointing.
So if you only have 15 or 30 minutes to show and you aren't supposed to go in until you actual showing time..... are you going in ahead of your clients and turning on lights and opening doors.. we aren't allowed to go in before showing time starts.
The secret to selling any property as a listing agent is dont let it get to your head domt be like this guy thinking you know everything. And dont be cocky . Patients and sugar gets the bite

Let your client make there own decision. People want to feel like they discovered the house and everyone's taste is different.
