I think a realtor should not be showing homes to people who can not qualify for them. The realtor should know the financial situation of the buyer. In Virginia, commonly you have to show your bank statements / proof of funds or they won't even accept your offer and waste everyone's time. Perhaps the thing which could be a problem is will the house appraise? Maybe sellers should pay for an appraisal just so they have that knowledge as well. Another reason cash is king.
