How hard it is to find somebody to rent a room? How ocuppied rooms are during the 12 months as this will affect an income?
What is tge average ammortization ? I think it is a bit of miss ( i mean like new keys, new utensils, new dishwasher etc).
How painful is to rent rooms versus long term tennacy? Is it worth a hassle for 200-300 pounds per property with renting rooms versus whole property?

What is the legal advice for please? I dearly love your videos.
The legal advice is for when the mortgage lender makes the Ltd company director sign a personal guarantee. You can’t do this through the same solicitor that does your purchase, it has to be separate legal advice
I am going through a purchase at the moment for similar figures that are in your video. I am very interested to hear where you got the independent legal advice from as I have been getting figures around £475 plus vat.
Sure thing. We use Lawyers Online and Rosie is usually our contact! It’s all done on zoom and they watch you sign and then you post them the guarantee. Their website is www.lawyersonline.co.uk and they are brilliant

Lia & AK, Nice to see your successful journey and seeing you both into the wedding lock. I am wondering about your mortgage advisor, are you having same or more then one. If this is fine with both of you to share the name and details Of the mortgage advisor if he/she wants more business from the audience of your videos. I live in Scotland (Dumfries) and have my serviced accommodation that is doing reasonably well. I Normally watch your videos to get some new ideas or information all the time. You both bring freshness into the industry and encouragement.

Also it's a bad deal, £40k up front then stamp duty ect and fees. And you make £15 a day before tax. If all you want is a extra £15 a day you could make that in 1 hour just picking up change from the floor in the local high street lol
