Worth knowing these information. Thanks for sharing. I have some doubts below 1. Knowing rate of particular land, how pls explain? Of its developer land, he always sells at premium and very little bargain.
2. Soil test mandatory for good developers land, normally they do such test and can take copy of it?
3. How to negotiate with developer, pls suggest some ideas?

1.To find out the value of a specific piece of land, you need to ask around; only then will you be able to determine its value.
2. Soil Test: The land selling brokers will not perform a soil test for us; the construction developers who sell the land do. You only need to undertake a soil test if you want to build a house.
3.Before engaging in any negotiations, you should determine whether there is a high enough demand. They won't bargain if there is a large demand for the land because fast-moving sales will occur; if there is a low demand, they will bargain.

How can one come to know that the land that they are buying was once a water body. Is there a way.
Thank you sir, it can be verified with the plot layout and sketch from the CMDA. The other best way is by enquiring the neighbours how much water will be stagnant during the rainy season. If the water will be stagnant for more than 2 feet we can see the water level marks in the buildings in that locality.

Bcoz nearly to 1 to 1.5 cent cost Is going for road

If property tax is paid you might have a receipt. If not paid vacant land tax has to be paid
