Since you r in fla so much why not move there. Add up the costs of going there 5-6 times a year, that will pay for your insurance. I couldn’t stand the heat or hurricane scares . But really if you are always on fla, just move there

Smart Danno, I absolutely HATE my HOA. I would advise folks to consider carefully before buying if they want to deal with folks whose greatest job is walking the neighborhood being "Meddling Martha's!" RUN as far and as fast as you can in the other direction!!!!!!

I take care of rental homes and want nothing in the yards....because everyone is happier that way. Meanwhile my tenants get to live far better than I do....my yard is a disaster most of the time and the house is going to tip over on me one day. So I'm with you.....stay clear of the HOA places.

Watch your zoning laws if you want freedom to do your own thing.I have a modular home on a basement.I love my basement,it helps cool the house in the summer,and maintains heat in the winter.If you do a modular,make sure you buy from the top 3 companies for good quality.Don't give up.Develop a relationship with a banker,and see what you qualify for.Look for special programs you may qualify for.

Danno unless you have 20 % down payment and can get a low finance price and don't include your insurance in the price it's a rip off . Your need a fix price as well . Make sure you can afford whatever you buy and make sure you have a back up plan incase one gets disabled or sick and make sure you set down and plan out all your bills and and have a back up emergency plan for roof repairs and appliances and toilets and hot water heaters . All these things go bad . Being a homeowner isn't all that . When you buy your stuck there no matter when you find out that you don't like your neighbors you cant pack up and move .
i am 66….. bought my little house on my own 22 years ago….. i was forced into retirement at age 60 and totally not prepared- i am handicap and surely didn’t expect that!!! now i am stuck-- im drowning in debt in this economy, cant afford to fix up my house and its falling down around my ears….. expect and plan for the unexpected.
Our experience with an HOA was not positive. If you get controlling people on the board, they don't just manage the basics, they MICROMANAGE to the nth degree. Plus, we often had to shovel our own snow anyway. And I agree with others here saying don't do 2 story if you can. Best of luck!

People missed the boat on buying in FL, my sons home in Sarasota they purchased a few mths before they married in Dec 2019, its only 1400 sq ft but had a hot tub and nice brick enclosed patio with a high screen, nice garage with lots of built in storage cabinets, they paid $249,000. Today, a neighbor sold their house for $495,000.

Whenever you can enter home/condo/property ownership, over time it will really pay off 😊 Years ago in 70s I thought it was overprice to pay $171,000 for my beach house. I sold it in the 90s for quite a bit and now with a bit more remodeling it sold last for $4.5 million here in southern CA... Danno and Jess you only overpay if when you sell you sell for less than you bought for, or less than you owe, my point is it is subjective in many ways. EDIT: i bought 2 lots in N. Florida in Interlachen for less than 10K combined a couple years ago, ive added power to it, piece by piece building it up, i love Florida too.

I agree with you as to no HOA. But if you do that make sure you have a little land between you and your neighbors in case you dont like what they do. The one good thing about a HOA is to stop neighbors from doing weird stuff.
When you buy land and/or a house in an unrestricted area please be aware of the way the water flows after it rains. How and where does the water flow and travel during and after it rains. This is very important and present a serious problem.
You also got to watch areas with no zoning.Our friends lived in a rural town of about 2,000.Their area was down gravel road.A few homes tucked into woods called painted acres for what it looked like in fall.Who would of thought a completion dirt bike track with go in across the street with PA systems,campers,noise and dust.They literally had to leave their country home on weekends to talk.They came home to inches of dirt track dirt on everything.Nightmare for about 5 years till it closed.
Do not buy a 2 story a ranch is better as we age stairs or disabilities that might arise cause steps and stairs hard to deal with ! Also make sure to have a carport or garage the snow and ice is harder to deal with as we age !! If the house you find doesn’t have one you can buy a carport pretty cheap they deliver and put it up for you , it’s free standing and works great as a place to sit out under with a picnic table or lawn chairs for cook outs also and isn’t enclosed so you get cover snd air circulation with a carport that you don’t get with a garage ! Just depends on what y’all want !! I’ve been watching since you only had about 1,000 viewers , I always watch but don’t always comment but do hit the 👍!! You know it might be more manageable for y’all to buy a small piece of land. Out if the city and buy a new double wide mobile home to put on it and get your septic and water well or hook up to city utilities , it’s an option that would cost you at lot less , and you could still have a basement put in under the Mobil home if you had a slab poured and set the Mobil home down on the slab !!
Hi there Dan and Jess. Good luck finding your house, that's the most important and stressful thing you'll ever do. Gosh, I'm so glad we don't have those "HOAs?" We don't have that across the pond. They sure got those houses up quickly, but goodness knows when they do it, I can't see any workers. Here they do everything in batches, but we build with bricks.❤❤👵🏴🌹🌹🌹
HOAs are necessary here for condos and townhouses because most people have no respect for others. If they really damage their home, it affects the safety and integrity of the rest of the homes. (These things are N OT built like old British rowhouses,or many in our older cities.
@tonette6592 We have ASBOs for that. Unfortunately, now here, up to 25% of new builds must be sold to social housing so you could pay good money to have bad neighbours. I have wonderful neighbours a mix of all ages up to 93. I live on an estate in a terraced house ( row). Having been very ill this year, they have been wonderful. I am lucky. I had to start from scratch at over 50 with no money, but I did it. I think you will love your own home, so I wish you both all the luck to achieve your dreams

As someone who lives in California $250,000 sounds pretty darn great! I agree No on the HOA what a nightmare to deal with. The right house will come along and when it does you will be ready.

We’ve been married 33 years and have lived in apartments, rented condos, and owned homes. We have always said we’d never live in an HOA, and other than the condo rentals, we haven’t. But we’ve found the downside to NOT being in an HOA. We live in a nice area and pay $6K in property taxes each year. Our neighbors have decided to turn their backyard into a junkyard, and there’s nothing we can do about it. They have a literal bathtub in their yard. They have a giant utility spool sitting out there. They have a 9-foot-tall pile of wood that resembles a teepee outside their fire pit. They have construction materials stacked on every side of the house, just sitting there. If we were in an HOA, we’d have recourse. Instead, we get to look at it every day. Not trying to be a wet blanket, but just wanted to throw a word of caution out there that it’s not always a terrible thing to have an HOA. We kinda wish we were in one now. 🤦🏼♀️
If you give up being a city-slicker and move to the country, you can save a lot of money! We are 1 hour from Lexington KY. 3000 sq.ft. 2 acres. We paid $84,000 in 2016.

Insurance for car,house, & taxes, food is tripled the cost than in Ohio … decided to vaca instead when we want to. They’re having huge flood issues everywhere. One of our main concerns were - what if something were to happen to one of us - could we live on one income in Florida 🤷♀️ it would be hard

Hope you all can find your dream house! I agree no HOA!!! You have to be able to do what you want on your own property. I still want to get a horse! We have chickens and turkeys, 3 dogs and 8 cats! No one telling us what we can and cannot do! We love it out in the country! Hubby drives an hour to work, but he loves the drive! Listening to the radio and enjoying the drive. We are near Port Huron in Michigan. Hold out for a place you know is right for you and you will know it! My hubby just stumbled upon our house. We refinanced during covid so it was pretty simple. I agree with you on the house prices. I started looking closely at the price of the houses I've been interested in. I followed the price 2020 thru now and they were almost at double currently. I live in North Central Indiana. Yes prices are being cut 5, 10 thousand but that compared to dbl. Yeah no I think will see ppl just want to get out of them and come way down. I love all the content! ❤ we bought a 2 story home on 10 almost 1 acres 2 years ago... waay over paid yeah... but garden room, have my own milk cow and her heifer, chickens for meat and eggs. A turkey. Away from the burbs we were living in. Check homes down there! Maybe north fl .. my sister lives about and hr south of valdosta ga.
HOA's have good and bad. It really depends on where you live. I have driven through HOA neighborhoods where everything looks wonderful and others where you never would think they do any monitoring of yards with weeds and grass calf-high. I currently live in one, but will never again. Many of our homes in this huge subdivision are now rentals and they are not being cared for. Never lived in one before, and never had an issue with people taking care of their homes and yards either. Maybe it was different times, and maybe people feel they need them now, I have no idea, but like I said, never again because of so many stupid rules and regulations. I wish you the best in your househunting. It's a job, and as long as you get the majority of what you do/don't want you'll do great! I'm so happy that you and Jess had an opportunity to get away and had such a marvelous fun time! Can't wait to see your videos!
Would move to Florida in a heart beat but can not and will not leave my kids and grandbabies! Clearwater is our area, we had a little place there for awhile, we are in pa so would rent it out when was not there which is a big pain in the butt. Husband starting having some health issues and was just getting to be to much so sold it. if you have never been and get a chance you should go to john's pass area, Indian rocks beach Maderia beach. We are going to the keys for a few weeks end of January beginning of February. Been way to long, can not wait!!!

Everyone has their own words of wisdom, and I have some too! 😂 If you decide to build a home, know that things always end up costing more and plan for that in the budget. My family didn't do that, and I've been upset about that this week because they say I will probably have to move out of the brand new home my children and I moved into almost 3 years ago, after fleeing another state. I fled that state because I didn't want to live in my car. Now I'm trying to figure out what to do, when I've been busy stocking up on food and getting organized. So, I guess my lesson learned is don't get involved with people who don't manage money well when you have the choice! ❤ I also love all the variety in your channel, all the different places you visit, but also the stores. I'm a musician too, so I had to come back to listen to the guitar playing, I think it was either this video or one of the Smoky Mtn ones. I still have a couple of those to catch up on. HOA pros& cons. Con You lose control, plus HOA fees . Pro is residents have to keep their property clean and attractive( though sometimes rules on this are too strict) . If your home is in the city limits there is code enforcement but not as strict as HOA in most cases . Like Jessica, I like the travel videos . If it wasn’t for your travel video of Pigeon Forge I wouldn’t know what a cool store The Patriotic Peddler is , the festive Inn at Christmas Place and the beautiful Christmas Place Store . If I travel to Pigeon Forge I will definitely visit these locations. ❤

Good morning Danno!!!!! The mobile home park I am in has an HOA, but the fee is probably one of the lowest in the state. It is 35.00 a month, which goes for lawn care in the public areas and for cleaning the pool and lawyer fees for help with following all the rules of over 55 parks. Other than that, the board pretty much leaves everyone alone as long as you keep your yard mowed and looking nice. It just depends on the HOA. My niece in Indiana has a horrible hoa. It just kind of depends. Try talking to the neighbors to see what their hoa is like. Some are really good, others are not.
If you are in a Condo/Townhouse, HOAs make sure that your 'structural integrity' is maintained; if someone wrecks their place, they wreck yours. It is unfortunate that HOAs are becoming just bullies. "Cutting Grass" is a big deal when you have a lot of common space. We had a pool and tennis cou rts that needed to be maintained, as well. M With single-family dwellings, I don't see why you want an HOA pushing you around. I asked on Facebook in the neighborhood site for people to please stop speeding around the corner and up our street, because I am one house off the highway and I nearly get rear-ended and t-boned coming out all the time. I was turned in to the zoning commission , a man I knew years ago and who found no problem, and saw how I was trying to keep my trees and shrubs trimmed so that we cou ld see.(We do have lots of trees; we had an empty lot between us and the state highway for a number of years and they put a liquor store across the street. We needed noise control and privacy.
I'm with you and Jess about not wanting to be told what to do and not what to do. Stay away from HOA's!

We have friends I Ormond beach 4 blocks from beach insurance is 5000 a year. Just went up 2000. No HOA.

True,just retired.First it was termites,new commode,hot water heater,needed driveway drain and finally did that.Always something needs repaired.

I grew up in Ohio, lived most of my adult life in southern US states. Moved back to OH 6 years ago to be with family and have zero regrets.

Donna have you ever checked into the home Depot, Menards, Lowes etc, my husband and I checked them out. The sell houses you buy and put on your land. May be a thing you may want to do. I bet buying a lot and builders would still be cheaper than the going prices today

I have watched for a long time I didnt understand the subscribing and liking and how that was your income. You helped me through Covid( Nurse) and then contracting Meningitis. I agree with you as to no HOA. But if you do that make sure you have a little land between you and your neighbors in case you dont like what they do. The one good thing about a HOA is to stop neighbors from doing weird stuff.

When you buy land and/or a house in an unrestricted area please be aware of the way the water flows after it rains. How and where does the water flow and travel during and after it rains. This is very important and present a serious problem.

You also got to watch areas with no zoning.Our friends lived in a rural town of about 2,000.Their area was down gravel road.A few homes tucked into woods called painted acres for what it looked like in fall.Who would of thought a completion dirt bike track with go in across the street with PA systems,campers,noise and dust.They literally had to leave their country home on weekends to talk.They came home to inches of dirt track dirt on everything.Nightmare for about 5 years till it closed.

Do not buy a 2 story a ranch is better as we age stairs or disabilities that might arise cause steps and stairs hard to deal with ! Also make sure to have a carport or garage the snow and ice is harder to deal with as we age !! If the house you find doesn’t have one you can buy a carport pretty cheap they deliver and put it up for you , it’s free standing and works great as a place to sit out under with a picnic table or lawn chairs for cook outs also and isn’t enclosed so you get cover snd air circulation with a carport that you don’t get with a garage ! Just depends on what y’all want !! I’ve been watching since you only had about 1,000 viewers , I always watch but don’t always comment but do hit the 👍!! You know it might be more manageable for y’all to buy a small piece of land. Out if the city and buy a new double wide mobile home to put on it and get your septic and water well or hook up to city utilities , it’s an option that would cost you at lot less , and you could still have a basement put in under the Mobil home if you had a slab poured and set the Mobil home down on the slab !!

Hi there Dan and Jess. Good luck finding your house, that's the most important and stressful thing you'll ever do. Gosh, I'm so glad we don't have those "HOAs?" We don't have that across the pond. They sure got those houses up quickly, but goodness knows when they do it, I can't see any workers. Here they do everything in batches, but we build with bricks.❤❤👵🏴🌹🌹🌹
HOAs are necessary here for condos and townhouses because most people have no respect for others. If they really damage their home, it affects the safety and integrity of the rest of the homes. (These things are N OT built like old British rowhouses,or many in our older cities.
@tonette6592 We have ASBOs for that. Unfortunately, now here, up to 25% of new builds must be sold to social housing so you could pay good money to have bad neighbours. I have wonderful neighbours a mix of all ages up to 93. I live on an estate in a terraced house ( row). Having been very ill this year, they have been wonderful. I am lucky. I had to start from scratch at over 50 with no money, but I did it. I think you will love your own home, so I wish you both all the luck to achieve your dreams
Just keep looking and save every penny. Start small. Fix it up. Sell it for more to make some on it. You can always go bigger later.

As someone who lives in California $250,000 sounds pretty darn great! I agree No on the HOA what a nightmare to deal with. The right house will come along and when it does you will be ready.

We’ve been married 33 years and have lived in apartments, rented condos, and owned homes. We have always said we’d never live in an HOA, and other than the condo rentals, we haven’t.
But we’ve found the downside to NOT being in an HOA. We live in a nice area and pay $6K in property taxes each year. Our neighbors have decided to turn their backyard into a junkyard, and there’s nothing we can do about it. They have a literal bathtub in their yard. They have a giant utility spool sitting out there. They have a 9-foot-tall pile of wood that resembles a teepee outside their fire pit. They have construction materials stacked on every side of the house, just sitting there. If we were in an HOA, we’d have recourse. Instead, we get to look at it every day.
Not trying to be a wet blanket, but just wanted to throw a word of caution out there that it’s not always a terrible thing to have an HOA. We kinda wish we were in one now. 🤦🏼♀️
If you give up being a city-slicker and move to the country, you can save a lot of money! We are 1 hour from Lexington KY. 3000 sq.ft. 2 acres. We paid $84,000 in 2016.

Love your videos ! Keep doing what you love & you will have a good life ! As for Florida - we looked into it & no way. Insurance for car,house, & taxes, food is tripled the cost than in Ohio … decided to vaca instead when we want to. They’re having huge flood issues everywhere.
One of our main concerns were - what if something were to happen to one of us - could we live on one income in Florida 🤷♀️ it would be hard

I live in the south east and have a basement. I would never live in a house without one because of tornadoes

Hope you all can find your dream house! I agree no HOA!!! You have to be able to do what you want on your own property. I still want to get a horse! We have chickens and turkeys, 3 dogs and 8 cats! No one telling us what we can and cannot do! We love it out in the country! Hubby drives an hour to work, but he loves the drive! Listening to the radio and enjoying the drive. We are near Port Huron in Michigan. Hold out for a place you know is right for you and you will know it! My hubby just stumbled upon our house. We refinanced during covid so it was pretty simple. I agree with you on the house prices. I started looking closely at the price of the houses I've been interested in. I followed the price 2020 thru now and they were almost at double currently. I live in North Central Indiana. Yes prices are being cut 5, 10 thousand but that compared to dbl. Yeah no I think will see ppl just want to get out of them and come way down. I love all the content! ❤ we bought a 2 story home on 10 almost 1 acres 2 years ago... waay over paid yeah... but garden room, have my own milk cow and her heifer, chickens for meat and eggs. A turkey. Away from the burbs we were living in.

HOA's have good and bad. It really depends on where you live. I have driven through HOA neighborhoods where everything looks wonderful and others where you never would think they do any monitoring of yards with weeds and grass calf-high. I currently live in one, but will never again. Many of our homes in this huge subdivision are now rentals and they are not being cared for. Never lived in one before, and never had an issue with people taking care of their homes and yards either. Maybe it was different times, and maybe people feel they need them now, I have no idea, but like I said, never again because of so many stupid rules and regulations. I wish you the best in your househunting. It's a job, and as long as you get the majority of what you do/don't want you'll do great! I'm so happy that you and Jess had an opportunity to get away and had such a marvelous fun time! Can't wait to see your videos!
Would move to Florida in a heart beat but can not and will not leave my kids and grandbabies! Clearwater is our area, we had a little place there for awhile, we are in pa so would rent it out when was not there which is a big pain in the butt. Husband starting having some health issues and was just getting to be to much so sold it. if you have never been and get a chance you should go to john's pass area, Indian rocks beach Maderia beach. We are going to the keys for a few weeks end of January beginning of February. Been way to long, can not wait!!!

Everyone has their own words of wisdom, and I have some too! 😂 If you decide to build a home, know that things always end up costing more and plan for that in the budget. My family didn't do that, and I've been upset about that this week because they say I will probably have to move out of the brand new home my children and I moved into almost 3 years ago, after fleeing another state. I fled that state because I didn't want to live in my car. Now I'm trying to figure out what to do, when I've been busy stocking up on food and getting organized. So, I guess my lesson learned is don't get involved with people who don't manage money well when you have the choice! ❤

HOA pros& cons. Con You lose control, plus HOA fees . Pro is residents have to keep their property clean and attractive( though sometimes rules on this are too strict) . If your home is in the city limits there is code enforcement but not as strict as HOA in most cases . Like Jessica, I like the travel videos . If it wasn’t for your travel video of Pigeon Forge I wouldn’t know what a cool store The Patriotic Peddler is , the festive Inn at Christmas Place and the beautiful Christmas Place Store . If I travel to Pigeon Forge I will definitely visit these locations. ❤

Homeowners insurance in Florida is insanely expensive
Good morning Danno!!!!! The mobile home park I am in has an HOA, but the fee is probably one of the lowest in the state. It is 35.00 a month, which goes for lawn care in the public areas and for cleaning the pool and lawyer fees for help with following all the rules of over 55 parks. Other than that, the board pretty much leaves everyone alone as long as you keep your yard mowed and looking nice. It just depends on the HOA. My niece in Indiana has a horrible hoa. It just kind of depends. Try talking to the neighbors to see what their hoa is like. Some are really good, others are not.
If you are in a Condo/Townhouse, HOAs make sure that your 'structural integrity' is maintained; if someone wrecks their place, they wreck yours.
It is unfortunate that HOAs are becoming just bullies. "Cutting Grass" is a big deal when you have a lot of common space. We had a pool and tennis cou rts that needed to be maintained, as well. M
With single-family dwellings, I don't see why you want an HOA pushing you around. I asked on Facebook in the neighborhood site for people to please stop speeding around the corner and up our street, because I am one house off the highway and I nearly get rear-ended and t-boned coming out all the time. I was turned in to the zoning commission , a man I knew years ago and who found no problem, and saw how I was trying to keep my trees and shrubs trimmed so that we cou ld see.(We do have lots of trees; we had an empty lot between us and the state highway for a number of years and they put a liquor store across the street. We needed noise control and privacy.
I agree no HOA. Make sure there is a main floor bedroom and bath for when you get old
