I really prefer the format where you start your videos by walking into the house and showing us the main attraction. Show us right off the bat what makes the property so amazing or spectacular. House, pool, view, location, etc. WOW US, then, show us the details and all of the extra features after you have captured our interest. Drone shots of the properties really helps also. Sometimes, you start off by showing us the least interesting aspects of the property and I will jump ahead trying to figure out what makes the video worth watching. My wife and myself are pretty serious about a purchase in the future and you spotlight some amazing and beautiful properties. We have learned a ton of stuff just from watching your videos.
We stayed at Sea Mountain, over by Punalu'u, so we walked as far as the old stone structures along the coast. The coast is rough, there is no swimming. The area felt like REAL Hawaii, nothing touristy. The house is truly remarkable, many of the finishings are ultradeluxe quality. For the right buyer who can appreciate the value of this unique property, this would be a dream purchase. And the PRICE!!!
I would add a very large and deep salt water swimming pool with cool features like a waterfall and tropical plants and change that master bathroom layout. I'd also get a billiard table and some pinball machines.

What stands out the most to me is the fact that you have that beautiful ocean view, and all of that property surrounded by water, but there doesn't seem to be a swimming area unless I'm mistaken. For me, I would at least need a nice swimming pool to enjoy, but I'm not sure if that type of build would be allowed there. Overall a nice property, but definitely not for everyone.
The privacy alone is worth $3,000,000. The house and acreage are free. I agree that a nice raised deck walking path out to a lanai space is all this property is missing (and maybe a hot tub).
I can't think of anything I would change other than MAYBE to countertops. That green & gold stone (Van Goh ? style? I think you called it) that would work with all the wood. Could I add a pool or at least a swim spa. I like the idea of expanding the trail along the ocean. I would strongly try to enlist the aid, advice of the Hawaiian spiritual people for advice, assistance with all of the spiritual aspects, artifacts. Maybe, if allowed a simple trail to them for spiritual walks, etc. I consider myself a Spiritual person. This place really calls to me.
I would replace the courtyard grass with small gravel. To me, the house floor plan was a little funky, looks like a Bali inspired design and layout. Conservation land is usually heavily discounted due to the serious building restrictions. No swimming beach is a setback. Is there power to this house or is it off-grid? What about county water or catchment? What does the access road look like? I think this property is priced too high for the conservation zoning and location. The house needs some freshening up and landscaping needs some attention. The salt air will rot anything made of metal. Sometimes the views of the ocean are better at higher elevations.

On the property it needs some maintenance and upgrades. I missed a pool. The wooden art is nice, but here and there to much. I would change some spots here and there. All over it is stunning. When you represent places like this, it’s necessary to show more about the location around the property. Where is the next town? Shopping? Medical? And so on. How do you reach the property? How is the road situation going up there? There is some details missing to this. The property is for individuals who are willing to pay this money for the individual property and house. For sure one of a kind bargain for those looking for people. 😊
The layout does not work for young families, but it would be an amazing setup for 1-2 people to live and work. I love the upstairs office space; one bedroom could be used for guests or as a home gym. The location seems a bit remote, which is good for someone who wants privacy, but bad for finding potential buyers. Although there is a lot of land, it does seem "raw" and will need professional landscaping-- more trees, flowers, a garden, and manicured walking paths. I personally am not a fan of all the lava rocky terrain. The price sounds good, but the new owners will probably invest an additional $500k or more to make it their own-- landscaping and interior need updates.

I looked it up on your site. Lots of useful information. A Cistern for water. I assume it has a good filtration system. But that would also kill the pool idea. And a swim spa maybe. I assume "Star Link" could be an internet option. I see it is almost equal distance between KONA and Hilo 60 miles = 90 minute drive. But damn it looks like it would be beautiful

but it also about 30 mins from the active volcano in volcano national park. i lived on big I 7 Years your taking your chances everywhere but Hilo and Kona

This must be on the Big Island given all the lava formations. The kitchen is disappointing for a $2.7 mill property (basic appliances, steel sink, blah counter tops, etc..).
$2.7M is not much out here- and for nearly 50 acres with 3/4 a mile of oceanfront, it's even more rare. The median price home in kona is $1.3 and thats a 1500 sq ft house on a 10,000 sq ft lot in a packed neighborhood

It’s a nice place, but it’s hardly luxury. I can tell from the build quality in the fixtures and fittings that it’s mostly builder grade stuff. They’ve filled it with nice things may give the illusion of luxury but when I look at those cheap Home Depot plastic soffits around the entire house basic drywall and trim work and the kitchen looks like it hasn’t been updated since it was built in 1994 and basic Kenmore appliances. And Corian plastic counters throughout the house? It’s a decent place though, but I think it would need a full gut renovation to really get up to the standards of modern luxury. I think for 4 million it seems a pretty good deal but it might even be worth just flattening the place and rebuilding the house you want on the land.
Not a really great design for me, 2nd floor is block by the guest house to see even better down the coast and the guest house view is blocked by main house. Sitting in the green chairs would bore the hell out of me waiting for trick or treaters, it should face the water. Maybe it is just me quit watching half way.

Love this property! The few things I would dream to have on this property is a pool, a private pathway to the ocean and a helipad.

Water and electricity on property. I noticed a starlink dish there for internet. I'd have to check on lava. At least a few hundred years

All of his properties are on the Big Island. You can look up which lava zones are where. He doesn't list homes in active lava zones, to my knowledge.
